Why The Grove Club matters
The Grove Club has 20 residences, so one sale reshapes its price record.
The building has a clubhouse with a community kitchen, a billiards room, a business center and a fitness center, shared among 20 households, plus a pool.
Northeast Coconut Grove
Coconut Grove is Miami's bayfront village district, on Biscayne Bay south of Brickell and Downtown. The Grove's center, around Main Highway and Grand Avenue, has the shops, restaurants and cafes. The waterfront side has Dinner Key Marina and nearby Vizcaya Museum and Gardens. Much of the neighborhood is tree-lined, low-rise and residential.
Tigertail Avenue runs along the northeastern part of the Grove, toward the bay and away from the village center. Several condominium buildings sit along it, including a larger tower at 2678 Tigertail Avenue on the same street. Northeast Coconut Grove is a residential edge of the neighborhood, close to Brickell and Downtown by car and to the Grove's center.
Architecture and unit composition
The Grove Club is a mid-rise elevator building of five floors with 20 residences, four per floor. Layouts include one-, two- and three-bedroom plans with additional baths. Request plans for any unit.
Common areas. The clubhouse, community kitchen, billiards room, business center and hobby room are inside. The pool, barbecue and picnic area are outdoors. Bay views are available from some residences.
Parking. Parking is assigned. Ask for the number of spaces per residence.
Building operations
The building has controlled access and elevators.
Each residence carries a larger share of any special assessment than in a 200-unit tower. Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the current budget and financial statements, the SIRS and whether reserves are fully funded, the inspection report, any pending or recent assessment, and insurance coverage and renewal history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, October 2025, at $960,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
