Why 321 Ocean matters
It is an oceanfront building of 21 residences in South of Fifth, the southern tip of Miami Beach.
The design is two buildings and a garden. A nine-story oceanfront building and a five-story building toward Ocean Drive hold the 21 residences. Flow-through plans run from the Ocean Drive side to the ocean with balconies on both. Enzo Enea designed the garden between the buildings.
South of Fifth
South of Fifth is the part of Miami Beach below Fifth Street, bounded by the Atlantic to the east and Government Cut to the south. It is a residential district with two uses of the land: a cluster of condominium towers built from the 1990s on, and South Pointe Park and its pier on the tip. Ocean Drive's Art Deco hotel stretch begins at Fifth Street, a short walk north, along with the Lummus Park beachfront.
The building is in flood zone AE; ask about its flood and wind coverage.
Architecture and unit composition
TEN Arquitectos, the Mexico City firm led by Enrique Norten, designed the buildings. Revuelta Architecture International was architect of record. Busta Studio of New York did the interiors.
Plans include two- and three-bedroom Ocean Drive residences of about 1,900 interior square feet, oceanfront three- and four-bedroom plans of about 2,800 to 3,200, two-story beach villas of about 3,700 to 4,400, and penthouses of about 3,000 and 6,800 square feet. Quoted totals can include terraces. Check each unit's interior area against the association's schedule.
Building operations
The building has a 24-hour concierge, valet and beach service. The pool, fitness center and library are the shared amenities, and the garden is common area. With 21 residences, per-unit costs are spread over few owners, and a single repair or assessment lands on each one.
Ask for the current budget, flood and wind insurance, and any special assessment. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for pet size limits in writing.
Sales context
Groundbreaking was in October 2013 and closings began in 2015. One of the first penthouse closings, a 6,800-square-foot penthouse, closed at $20 million, about $2,940 a square foot. That price is from 2015 and is not a current price.
One recorded sale, November 2025, at $8,025,000. It is one sale, not a building price. Compare a unit to its own plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
