Why 1 Hotel & Homes South Beach matters
The building puts condominium ownership inside a hotel. Owners have a residence in a 16-story oceanfront building with a hotel's lobby, restaurants, pools, spa and room service under the same roof. The hotel's services are available to residents on a signing-privilege basis, with billing to the residence, and residents get priority and preferred rates on hotel rooms for guests.
The developers were Starwood Capital Group and LeFrak, with Invesco. They bought the former Gansevoort South site, last operated as the Perry South Beach, in February 2012 and rebuilt it. Meyer Davis Studio designed the hotel interiors around a nature-led idea: driftwood, teak root and live-edge pieces, deep slipcovered seating and plants brought indoors. Kobi Karp was architect of record. The 1 Hotel brand is Starwood's, and the hotel operator is its affiliate.
239 homes sit in a 16-story building.
South Beach at 24th Street
The building is at the north end of South Beach, where Collins Avenue runs along the ocean at 24th Street. The Collins Park cultural area, with the Bass Museum and the Miami Beach Convention Center, is south of it, and Lincoln Road is farther south. Mid-Beach and the Collins Avenue hotel corridor begin to the north. The hotel's restaurants and pools are in the building.
Architecture and unit composition
Residences were sold in one- to four-bedroom plans, plus duplexes. Sizes run about 830 to 4,280 square feet. Residences have designer kitchens with Sub-Zero refrigeration and wine storage and Wolf cooking, designer bathrooms, washer and dryer, walk-in closets, and a tablet in each residence for ordering hotel services. Floor plans show residences starting around the ninth floor. Most face the ocean or the city.
The building is a retrofit of an existing structure, so ceiling heights, balcony depth and layout may vary by line. Walk the specific unit.
Building operations
Service comes through the hotel. Residents have 24-hour concierge, valet, security and bellman service, 24-hour food delivery from the hotel's menus, catering and private-chef arrangements, personal shopping and pantry stocking, and eco-friendly housekeeping and linen. Maintenance can be requested through the hotel.
The building has four pools, including a rooftop pool and bar, a spa and fitness center, a children's play area, a cabana and about 600 feet of beachfront with private beach amenities.
Because the hotel is a separate commercial unit in the same building, ask how costs are shared between the hotel and the residential owners, what the hotel services cost residents, and who controls shared systems. Ask for the shared-facilities terms, the operating budget and any special assessments. The hotel unit holds a 9.7 percent undivided interest in the building. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales began in 2013, ahead of the 2015 opening. About 100 of the residences had sold by the time the hotel opened.
One of three arms-length sales recorded in May 2026, at $4,050,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 1 Hotel & Homes South Beach
Know what the monthly charge includes. Ask what the association collects, what the hotel bills separately and what services are covered.
Match the plan to the building. In a retrofit, two lines at the same size can differ in ceiling height, terrace and exposure. Get floor plans.
Read the hotel agreements. Ask what the hotel controls in the shared systems and common areas.
What to know if you're selling at 1 Hotel & Homes South Beach
Price against your line and floor. Use recent closings in the same plan type.
Document the services. Show the real monthly cost of the hotel services.
Have the file ready. Budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
