Why 400 Sunny Isles West matters
400 Sunny Isles is on the bay. Key International built two 20-story glass towers on a site with roughly 640 feet of Intracoastal frontage, just west of Collins Avenue at 163rd Street, with a marina, tennis and a bayfront beach club designed into the site.
Two 20-floor towers hold 230 residences, 97 of them in West. Standard plans start near 1,200 interior square feet and run to about 1,950, and the top of the building has sky lofts of about 3,300 interior square feet.
Sunny Isles Beach and the bayfront
Sunny Isles Beach is the barrier-island city between Golden Beach to the north and Haulover and Bal Harbour to the south, and Collins Avenue is its spine. Most of its towers stand on the ocean side of Collins. This site is on the other side, on the Intracoastal Waterway, at the 163rd Street causeway that connects the city to the mainland.
The site has an on-site marina and is a short drive from the beach, from Oleta River State Park, and from the Collins Avenue corridor. Check views by floor and plan.
Architecture and unit composition
Chad Oppenheim designed the towers, and Kobi Karp was architect of record. The two towers are glass, 20 floors each, and identical in form. The courtyard at arrival was designed by Urbanica Group.
Unit mix. The standard plans run from a roughly 1,200 square foot interior two-bedroom to three-bedroom plans near 1,700 to 1,950 square feet. Sky lofts are four-bedroom plans of about 3,300 interior square feet, and a four-bedroom penthouse is about 2,600. Terraces and exterior space are additional. Confirm each plan by floor plan.
Common spaces. The Sandbox is a sand-floor bistro and bayfront beach club with a sunset pool and cabanas. The site also has a spa, a fitness center, two tennis courts, a business center, party and entertainment rooms and a marina. The site has dry and wet marina slips.
Building operations
The building has valet, concierge and security, with garage parking. West and East share a site and its amenities, so ask how shared costs and the marina are governed and split between the two associations.
Ask for the current budget, financial statements, reserve funding and any pending assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The building is zone AE, so request the insurance program, including windstorm and flood.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for pet size limits in writing.
Sales context
One recorded sale, May 2026, at $1,050,000. It is one sale, not a building price. Pricing varies with floor, plan, view and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
