Why 400 Sunny Isles East matters
It sits on the bay side of the 163rd Street bridge, with the ocean beach reached by the building's shuttle. The towers were completed in 2015. East holds 133 residences.
The standard two- and three-bedroom plans run to about 1,950 interior square feet, with terraces on top of that.
Sunny Isles Beach and the 163rd Street site
Sunny Isles Beach is the barrier-island city between Golden Beach to the north and Haulover Park and Bal Harbour to the south: a strip of high-rise condominiums along Collins Avenue with the Intracoastal Waterway on its west side. The 163rd Street Causeway is the city's main road to the mainland and Biscayne Boulevard.
The site has about 640 feet of bay frontage by the causeway bridge. It includes a bay-side beach, a sunset pool, cabanas and a bistro called the Sandbox. Residents who want the ocean ride the building's golf-cart shuttle to the beach. Oleta River State Park, a mangrove and trail park with kayaking and mountain biking, is a short drive north.
The building is on the bay, not the ocean.
Architecture and unit composition
East and West are two glass towers of 20 floors each on one site. East is a separate condominium, so confirm the tower on any contract. Chad Oppenheim designed the towers, Kobi Karp was architect of record, and Key International was the developer.
Unit mix. Plan names run Flat, Loft, A through F, Skyloft and Penthouse. Two-bedroom plans run from about 1,200 to 1,900 square feet of interior space and three-bedroom plans from about 1,500 to 1,950. The skylofts and penthouse are four-bedroom homes of about 2,600 to 3,400 interior square feet. Pull exact sizes from the floor plan for the specific line.
Building operations
The building runs a golf-cart shuttle to the ocean beach and Oleta River State Park and a bay-side beach and pool area.
Ask for the current budget, recent financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Because the building is on the water, ask about seawall and dock condition and any capital plan for them, how shared costs are split between East and West, and whether a special assessment is pending.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, February 2026, at $1,280,000. It is one sale, not a building price. Pricing varies by plan, floor and view; skyloft and penthouse plans differ from the standard lines.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 400 Sunny Isles East
Confirm the tower. East and West share a site, a name and amenities, but they are separate condominiums. Check which association a unit belongs to.
Compare against bayfront and oceanfront peers. Compare against nearby bayfront buildings as well as Collins Avenue towers.
Read the reserve documents and seawall plan. Request the reserve study, budget, financial statements and any waterfront maintenance schedule.
What to know if you're selling at 400 Sunny Isles East
Price against the same plan and floor. Standard plans trade differently from the loft and skyloft plans.
Have the documents ready. Budget, financials, reserve study and the pet and leasing rules shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
