Why 57 Ocean matters
Sixty-nine residences share about 220 feet of Atlantic frontage on a multi-acre site, and the tower stops at 18 floors. The bulk of the program sits on the ocean side, with two pools in front of the building and a spa pavilion at the north end.
Multiplan, a Brazilian real estate company, developed it. Arquitectonica drew the tower with deep terraces on every floor and a double-height stone lobby with a porte-cochère entry. Anastassiadis Arquitetos, a Brazilian firm, did the interiors. Finishes include Poliform kitchens, stone counters and wood-toned terrace soffits.
The building sold out before closings started.
Mid-Beach and Millionaires Row
Mid-Beach is the stretch of Miami Beach between South Beach and North Beach. Collins Avenue here is lined with oceanfront resorts and condominium towers set on large lots, which is where the Millionaires Row name comes from. 57 Ocean is at 57th Street, a few blocks south of the Bath Club property at 59th Street and within the same run of Collins Avenue. The Fontainebleau and Eden Roc sit farther south, and North Beach is to the north.
Day-to-day retail and dining are along Collins Avenue and at the Miami Beach beachfront walk.
Architecture and unit composition
Residences start on the third floor. The two third-floor Beach Houses are the lowest and have the largest terraces, with sunset terraces and summer kitchens. Above them are Residences and then Sky Residences with ocean or city views, up to the 18th floor. Two penthouses sit at the top, each with a private rooftop pool, spa pools and summer kitchen. The largest penthouse is about 7,500 square feet inside with more than 7,000 square feet of terraces.
Standard residences are two to four bedrooms with 10-foot ceilings, impact-rated glass, Poliform kitchens and baths, solid marble counters and Sub-Zero and Wolf appliances. Ocean-facing units have wine refrigerators. Confirm any size against the floor plan.
Building operations
The tower has a 24-hour attended lobby, concierge, covered and valet parking and a beach concession service. The Wellness Pavilion at the north end combines indoor and outdoor treatment rooms, a vitality pool, thermal suite and a meditation lounge. Ask who operates the spa and whether treatments are billed outside the association budget.
The parcel is in FEMA zone AE. Ask for the elevation certificate and the current flood insurance premium on the association policy. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales launched in 2018. The building sold out in September 2021, before closings began. Resales began in late 2021.
One recorded sale, April 2026, at $6,375,000. It is one sale, not a building price. Pricing varies by line and floor, and the penthouses are not comparable to the lines below them.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 57 Ocean
Identify the line and floor. Beach Houses with outdoor kitchens and Sky Residences differ. Use trades in the same line.
Confirm interior area. Get the floor plan and the association's size schedule.
Underwrite the flood and insurance position. Zone AE may affect the association's insurance cost and your lender's requirements.
Ask about the spa and beach service. Find out what is included in the monthly charge and what is billed separately.
What to know if you're selling at 57 Ocean
Price against your line. Compare floor, view and terrace type.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2021. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
