Why 72 Park, 580 72nd Street matters
72 Park is a 206-residence condominium tower in North Beach, the northern stretch of Miami Beach.
Unit sizes start at about 470 square feet, and the largest plans reach about 1,177.
The building has about 64,000 square feet of amenity space.
North Beach and the 72nd Street corridor
North Beach is the part of Miami Beach north of Mid-Beach, reaching toward the Surfside line. The ocean beach and the oceanfront park space along Collins Avenue are on the east side. West of Collins, the neighborhood covers Normandy Isle and Normandy Shores, which sit on the bay side. The Normandy Fountain at 71st Street is the local landmark, and 71st and 72nd Streets are the commercial spine.
72 Park occupies a block on 72nd Street. That street connects the beach side of North Beach to the bay side through Normandy Isle, so the building is not on the oceanfront; the beach is a short trip east.
Architecture and unit composition
Built Form designed the 22-story tower. The building is a podium-and-tower composition: ground-floor restaurant and café space and a double-height lobby below, a 35,000-square-foot amenity deck on top of the podium, and the residential floors above. Urban Robot Associates handled interiors and landscape.
Unit mix. Junior one-bedrooms, one-, two- and three-bedrooms, from about 470 to 1,177 square feet. Because the largest plan is under 1,200 square feet, three-bedrooms here are compact. Compare by net interior square footage and not bedroom count.
Amenities. The 150-foot pool and cabanas are on the amenity deck, with the fitness center, yoga lounge, coworking lounge, playroom and screening area. The rooftop lounge looks out over the ocean, the Intracoastal Waterway and the Miami skyline.
Building operations
Ask what the amenity program costs to operate. Ask for the first-year operating budget and how it compares with the developer's projection.
Ask for the current budget and financial statements and how reserves are funded. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask whether the developer still controls the association, what developer-funded deficits remain, and when the unit-owner board takes over.
The ground-floor commercial space is part of the building. Ask how its costs and income are split with the residential association.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the short-term rental rule in the governing documents and verify it with the City of Miami Beach before underwriting a purchase on rental income.
Sales context
One of two arms-length sales recorded in February 2026, at $925,000. It is one sale, not a building price. Compare by price per square foot within a plan type.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 2025. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
