Why 700 Edgewater (Missoni Baia) matters
OKO Group, the Miami developer behind the project, brought in Cain International. The design pairs a sculpted tower from Asymptote with interiors licensed from the Italian fashion house Missoni. The tower is 57 stories and about 649 feet.
Terraces are about 8 to 10 feet deep, and the glass is impact-rated floor to ceiling. East-facing homes have about 180-degree bay views, and the corner lines at the north and south ends have about 270 degrees.
Edgewater
Edgewater is the stretch of Miami's bayfront between Midtown and the Venetian Causeway to the south and Wynwood and the Design District to the west and north. Biscayne Bay is on its eastern edge. Since the early 2010s it has filled in with bayfront towers.
What anchors the area: Margaret Pace Park, a bayfront park with tennis courts and a waterfront path, is a short walk south. Wynwood's gallery district, the Design District and Midtown's retail are a few minutes away by car. Downtown and Brickell are about ten minutes by car, depending on traffic.
Architecture and unit composition
Residences run from one bedroom up to five, with some two-story waterfront townhomes at the base. The sizes span about 776 to 3,788 square feet. Interiors have custom European cabinetry, chef-ready kitchens, marble in the primary bathrooms and a Missoni color palette. Shared spaces use Missoni Home fabric and furniture.
The tower sits on about 200 feet of bayfront. The parking garage is a separate structure to the west, linked by a skybridge, and its roof holds an amenity deck.
Building operations
The amenity program is split between the garage-top deck and the tower. The deck has the Olympic-size and lounge pools, a yoga lawn and a spa; the tower has a fitness center, a party room with a pantry and bar, a wraparound terrace and a bay-facing pool, plus steam rooms and locker rooms. A tennis court sits at the end of the roof.
Ask for the operating budget and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One of three arms-length sales recorded in May 2026, at $4,000,000. It is one sale, not a building price. Pricing varies by line and floor, from one-bedroom plans to townhomes and the larger bay-corner lines.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 700 Edgewater
Identify the line. Bay-corner, east-facing and interior or garage-side lines differ. Use same-line trades.
Confirm interior area. Get the floor plan and the association's size schedule. Ranges differ by a few square feet.
Ask about the garage and skybridge. The garage is a separate structure; ask how parking spaces are assigned and maintained.
Check warranty status. Ask for the warranty status and any open construction items.
What to know if you're selling at 700 Edgewater
Price against your line and floor. Use trades in the same plan type and floor range.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2023. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
