Elysee is a 95-residence condominium tower at 788 Ne 23 Street, in Edgewater, by Two Roads Development with design by Arquitectonica. County records list 2021 as the year built. It rises 57 floors and has a median residence of 2,882 square feet.
The recorded market runs to 124 arms-length sales since 2021, an annual turnover rate of 13.1 percent of the building over the past decade, and a median of $998 per square foot. Across 29 same-unit resales, 90 percent sold above their prior recorded price, with a median gain of 31 percent over a median hold of 2.2 years. The 26 sales since 2023 carry a median of $1,237 per square foot, 24 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade.

Why Elysee matters
Elysee is 57 floors with no more than two residences on a typical floor. It is built around the large residence: three or more bedrooms, with a private elevator and foyer for each home.
Bernardo Fort-Brescia of Arquitectonica drew a three-tier telescoping tower whose floor plate steps out as it rises, a reverse ziggurat, so the smaller residences sit low and the largest sit high. The stepped massing is also what gives each residence a long run of glass, with east and west terraces and direct bay and city views. Deniot, known for Paris interiors, designed the amenity floors, the common areas and the guest suites.
Elysee is on the bay itself, on the water side of Biscayne Boulevard, in flood zone AE. Ask for the elevation certificate and the insurance cost.
Edgewater and the Elysee site
Edgewater is a neighborhood of mid-rise and high-rise buildings on Biscayne Bay. Midtown and the Design District are to the north and Downtown is to the south. East Edgewater, the strip between Biscayne Boulevard and the water, sits between the Venetian and Julia Tuttle causeways. Margaret Pace Park, on the bay at about NE 20th Street, is a short distance south and has the neighborhood's bayfront green space. The Venetian Islands are immediately south, on the causeway to Miami Beach. The Adrienne Arsht Center for the Performing Arts, Museum Park and the Pérez Art Museum Miami are a few minutes south in Downtown.
The neighborhood's draw is location: Midtown, Wynwood and the Design District are minutes away, Downtown and Brickell are a short drive south, and Miami Beach is across a causeway.
Architecture and unit composition
The tower has 57 floors on a single bayfront site. Residences are half-floor and full-floor layouts of three to six bedrooms, with ceilings of 10 feet or more, impact-resistant floor-to-ceiling glass, private elevators and foyers, and east- and west-facing terraces. As delivered, kitchens carried Wolf and Sub-Zero appliances and ItalKraft cabinetry.
Unit mix. The tiered massing sets the size of the home. Lower floors hold the smaller plans and upper floors the larger, up to the penthouse levels. Standard plans run about 2,300 to 4,000 square feet, and the full-floor and penthouse residences run larger, to about 6,000.
Parking. The building has robotic parking with an on-site auto concierge, two assigned spaces per residence, and a 30-foot-wide motor court.
Building operations
The building runs a door attendant and security desk around the clock, a concierge and valet, and a staff for the two amenity floors. Ask which services are included in dues.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask what the building carries for flood and windstorm coverage and how the master policy is allocated, since the property is in flood zone AE.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
In 2019, at topping out, asking prices ran from about $1.8 million to more than $10 million. Resales since completion are the market. One recorded sale, in May 2026, closed at $2.85 million. It is one sale, not a building price. A median assessed value of about $2.58 million is a tax figure, not a market price. Pricing varies by floor, view and plan, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Elysee
Compare by plan and floor. With one or two homes per floor, the same plan on a different floor is a different product. Use same-line comparables.
Price the flood zone. Ask for the association's flood and windstorm coverage and the insurance cost in the budget.
Read the reserve documents. Request the budget, financial statements and any developer-period warranty or construction-defect claims.
What to know if you're selling at Elysee
Price against same-plan sales. Use trades in the same line and floor range.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 2021. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
