Why Bay House Miami matters
Bay House is a 38-story tower in Edgewater. The Melo Group, a family-run Miami developer, broke ground in December 2013, and the 38-story tower was complete in spring 2015.
The tower is in Edgewater, north of Downtown and south of Midtown. The mix runs from smaller plans to two-story penthouses.
Edgewater
Edgewater is the stretch of Miami's bayfront between Downtown and Midtown, east of Biscayne Boulevard. Buildings here face the bay to the east and the skyline to the south, and the district sits close to the Arsht Center, Margaret Pace Park, the Design District and Wynwood.
Edgewater was historically low-rise, and tower development has since filled in along Biscayne Boulevard and the bay. Bay House is one of those towers. Supply nearby has kept growing. Buyers should look at the pipeline of nearby projects as well as the building itself.
Architecture and unit composition
Bay House is a 38-story tower of 165 residences. The tower offers a mix of plans, with the largest being two-story penthouses of about 2,766 to 3,512 square feet, each with a private rooftop deck. The project marketed two- and three-bedroom plans, and the county's unit records list most residences as three-bedroom plans of about 1,430 to 1,750 square feet. Confirm the recorded layout and any later alterations for a specific unit, and pull the association's size schedule.
Views run to the bay on the east side of the tower and to Downtown and Midtown on the other sides, depending on line and floor.
Building operations
The amenity program centers on a resort-style deck of about 20,000 square feet, with a pool, spa, outdoor lounge, cabanas and a barbecue pavilion. Ask what the monthly charges cover, and whether parking is assigned, deeded or valet.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget, the reserve balance and any pending assessments.
Policy framework
Pet, rental and resale rules are set by the association; confirm at offer stage. Short-term rental rules in particular should be confirmed in writing before an investor purchase.
Sales context
One recorded sale, April 2026, at $820,000. It is one sale, not a building price. With 165 residences, one price does not stand for the building. Price per square foot varies with line, floor and view, and the two-story penthouses trade as a separate category.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Bay House Miami
Match the line and floor. The mix is wide. Compare like plans on similar floors.
Check the ratio of owners to renters. Ask the association for the current figure and its leasing rules.
Review the reserves. Ask for the reserve study, budget history and any special assessment, and confirm whether parking is assigned.
Check nearby development. Check the permitted pipeline of nearby projects for your view corridor.
What to know if you're selling at Bay House Miami
Price against your line. Use trades on the same plan and floor range, not the penthouse category.
Have the documents ready. The budget, reserve study, financial statements and inspection status are the first requests.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2014. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
