Why Onyx on the Bay matters
Onyx is a bayfront tower in Edgewater, the strip of Biscayne Bay between Downtown and Midtown. Bermello, Ajamil & Partners designed it, and BAP Development and GGM Developers built it as a 28-story building with bay-oriented residences; the county record counts 117. It was completed in 2007.
At 117 residences in the county record, it has a bayfront infinity pool, a 3,000-square-foot gym, a wine cellar and a screening room, plus concierge and valet service. The in-unit washer and dryer and the impact-rated glazing are standard across the plans.
Edgewater
Edgewater runs along Biscayne Bay from about NE 17th Street north to the Midtown and Wynwood edge. Margaret Pace Park, a bayfront park with tennis courts and a playground, is a few blocks south of the building. Biscayne Boulevard runs a few blocks west, with Wynwood, Midtown and the Design District to the north and west, and Downtown and Brickell to the south.
Architecture and unit composition
Plans are lofts, one- to three-bedroom residences and penthouses. The standard plans run about 890 to 1,680 square feet: one-bedrooms at about 890 to 1,150 square feet, two-bedrooms at about 1,240 to 1,510 and three-bedrooms at about 1,680. Larger penthouses run from two bedrooms plus den to four bedrooms. Floors 2 through 7 hold the larger one-bedroom loft plans, and the main residence plans repeat on floors 9 through 26.
Lines on the same floor can have different exposures. Confirm the exposure and view for any residence.
Building operations
The building has 24-hour concierge and security, a covered garage with 24-hour valet, and electronic garage access. The pool, spa, gym and common rooms have been renovated; ask for the dates, scope and capital-improvement history.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Request the current operating budget and any special assessments. The tower sits on Biscayne Bay, so ask for the insurance schedule and flood-zone documentation as well.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $675,000. It is one sale, not a building price. Check current trades against the newer towers nearby.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2007. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
