Why Artepark North matters
ArteCity is a Collins Park project by Arquitectonica of 184 residences. It combines two new condominium buildings, Artepark North and Artepark South, with the Governor, a converted 1930s Art Deco hotel of 61 one-bedroom residences, and a set of townhouses.
One of two arms-length sales recorded in April 2026, at $800,000. It is one sale, not a building price.
South Beach near Collins Park
The project sits two blocks west of the ocean beaches, near the Miami Beach Convention Center, the Bass Museum in Collins Park and the Miami Beach Golf Club. Lincoln Road is to the south, and The Fillmore is a few blocks south. The building is in FEMA flood zone AE, which affects insurance and lending; ask for the elevation certificate and flood insurance history.
Dining and retail turn over and are not listed here.
Architecture and unit composition
Arquitectonica designed the new buildings. Interiors were delivered with floor-to-ceiling living room windows, Italian cabinetry, stainless appliances and in-unit washer and dryer. Penthouses have private rooftop terraces. These are original-delivery specifications, and renovation varies by unit.
Ask for the floor plans by line.
Building operations
The project has valet, covered garage parking, beach service and a front desk housed in the Governor building. Ask what is provided and which association bills for it.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, the current budget and recent financial statements. Also ask how costs are shared with the other ArteCity buildings.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
Price per square foot depends on the line; get the plan size before comparing.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Artepark North
Confirm which building you are in. North, South and the Governor are separate buildings in one complex, with different unit counts.
Check flood and insurance. The building is in zone AE. Get quotes before you contract.
Ask about shared costs. Request the budget and any master agreement between ArteCity buildings.
What to know if you're selling at Artepark North
Specify the line and size. Buyers cannot compare without it.
Have the association package ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2011. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
