Why Atlantic III at the Point matters

Atlantic III is an Intracoastal tower behind a guarded gate, with units from about 810 square feet to about 3,400. Most residences are two- to four-bedroom.

The Point is a roughly 36-acre community with a one-mile waterfront promenade, four tennis courts, pools and a spa shared across its towers. The tower has 167 residences. Ask for the master association budget and the split of shared costs.

Each residence opens from its elevator into a private foyer. Parking is one space per residence, with private garages on some plans; ask which units carry the garage.

Aventura and The Point

Aventura is a city in northeast Miami-Dade County, on the mainland side of the Intracoastal Waterway. The Point sits on the Intracoastal side, at the end of Point Place, behind a guarded gate. Its three Atlantic buildings share the grounds and the waterfront. The community has Intracoastal frontage; view direction varies by tower, line and floor.

Aventura Mall is a short drive from the gate, and Sunny Isles Beach is a short drive east across the Intracoastal. The beach is not on site. Residents drive to it. Dining and retail turn over and are not listed here.

Architecture and unit composition

Swedroe Architecture designed the tower. Walter Taft Bradshaw designed the landscape, including a cascading waterfall and water garden. Atlantic III is a high-rise with a two-story marble lobby.

Unit mix. Residences are two-, three- and four-bedroom plans, with oversized terraces, floor-to-ceiling sliding glass, multi-zone air conditioning and central hot water. Kitchens were delivered with premium-brand appliances. In-unit laundry is standard. Tower-suite and penthouse floors have higher ceilings.

Plan range. Sizes run from about 810 to 3,400 square feet.

Building operations

The building has an attended 24-hour reception desk, 24-hour valet and a guarded gatehouse. Amenities include an on-site spa, a private theater with stadium seating, a library, a wine cellar and two guest suites. Staff quarters and air-conditioned storage are part of the original plan. Ask which amenities belong to the Atlantic III association and which to The Point's master association.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, the current budget and recent financial statements, and any special assessment. Because the grounds are shared, ask for the master association documents, the split of shared costs and the current master budget.

Policy framework

Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.

Sales context

One recorded sale, May 2026, at $1,000,000. It is one sale, not a building price. With plans from about 810 to 3,400 square feet, compare by line and floor, and separate renovated units from original condition.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jan 2000. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
