Why Aventura ParkSquare Residences matters
It is a 2018 condominium that sits inside a larger mixed-use block. Integra Investments developed the ParkSquare site as a single project that combines the residential building with offices, a hotel, a wellness center and a retail center of about 55,000 square feet. Zyscovich Architects designed it. The residential building has 12 stories and 131 residences, in one-, two- and three-bedroom plans and townhomes.
Unit sizes run from about 900 square feet to more than 2,300. The smallest plan is about 900 square feet.
Aventura
Aventura is a city in northeast Miami-Dade County, bordered by Sunny Isles Beach, North Miami Beach and Hallandale Beach. Its center of gravity is the Aventura Mall, one of the largest malls in the country, and the Biscayne Boulevard corridor around it. Housing is mostly condominium towers and waterfront and golf communities, with the Intracoastal Waterway on the east and the Atlantic beaches a short drive away.
ParkSquare is on NE 207th Street, in the northern part of the city. The development puts retail, offices and a hotel at the foot of the residences.
Architecture and unit composition
Zyscovich Architects designed the 12-story residential building. Residences have floor-to-ceiling windows, private balconies, stainless steel appliances, full-size washers and dryers and walk-in closets. Interior design is by Steven G. Interiors. The building has one-, two- and three-bedroom plans and a set of townhomes.
The amenity deck is on the fifth floor and holds the pool, the fitness center, a social room, a summer kitchen and lounge seating.
Building operations
The building has a 24-hour front desk and security. Parking is assigned in a garage, with guest parking.
The hotel, offices and retail in the development share the site with the residences. How the residential association shares costs, access and parking with those uses is set in recorded agreements; ask for them.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the operating budget and what the monthly charge covers.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, April 2026, at $680,000. It is one sale, not a building price. Recent trades in a building with one-bedroom to three-bedroom plans and townhomes will differ widely by size, so compare within a plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Aventura ParkSquare
Match the plan. Sizes run from about 900 to more than 2,300 square feet. Get the floor plan and the association's size schedule.
Read the shared-use agreements. The residential association shares a site with a hotel, offices and retail. Ask for the recorded agreements and the cost-sharing terms.
Check the budget. Ask what the monthly charge covers and whether reserves are fully funded.
What to know if you're selling at Aventura ParkSquare
Price against your plan. Use trades in the same bedroom count and size range.
Have the documents ready. The budget, reserve study, financials and shared-use agreements shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2018. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Recording lags closing, so the newest sales can take several weeks to appear.
