Why Azure matters
Azure is a 2005 oceanfront building of 73 residences, most of them over 1,250 square feet, in Surfside. It has 150 feet of Atlantic frontage and a lobby with blue granite floors. Revuelta Vega Leon, a Miami firm, designed it, with glass-railed balconies on the ocean side and a pool deck at the water.
Amenities include a pool, cabanas, spa rooms, a fitness center and a lobby attendant at all hours. Ask for the current budget and what the monthly charge covers.
Surfside
Surfside is a small oceanside town on the northern end of the Miami Beach barrier island, incorporated in 1935. Collins Avenue runs through it from about 88th to 96th Streets, with the ocean on the east and Biscayne Bay on the west; Bal Harbour begins at its northern edge. Azure stands at 94th Street, near the Bal Harbour end, within walking distance of the Bal Harbour Shops.
Bal Harbour's shopping district is a short walk north, and Miami Beach, Aventura and the Design District are a short drive away.
Architecture and unit composition
Residences were sold as two- to four-bedroom plans on floors two through twelve, in four main plans labeled A through D. Rely on the recorded floor plan for any unit. Most residences have glass-railed balconies facing the ocean; others face the city or sunset side. If a unit has been combined, ask for the amended documents, since combinations affect size and the owner's share of expenses.
Building operations
The building has a lobby attendant at all hours and valet and concierge services. Amenities sit at the pool deck and in the common spaces: the heated pool and whirlpool, cabanas, social room, fitness center, sauna, steam and treatment rooms. Parking is underground and assigned. Ask the association exactly what it owns and maintains seaward of the building.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also request the budget and financial statements, reserve funding and any special assessments.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, December 2024, at $2,400,000. It is one sale, not a building price. With a mix of plans across twelve floors, prices vary by line, floor and condition, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Azure
Confirm the unit's interior area and view. Get the floor plan and view orientation.
Read the reserve documents. Request the structural reserve study and inspection status.
Check combinations. Ask whether the unit was combined and whether the documents were amended.
What to know if you're selling at Azure
Price against your line and floor.
Have the documents ready. Budget, reserve study and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
