Why Bal-Bridge North matters
Bal-Bridge North is a 1957 low-rise on Collins Avenue in Bal Harbour, near the Atlantic. It has 20 residences and is in flood zone AE. Ask for the reserves, assessments and insurance cost, and the elevation certificate, before pricing a unit.
Bal Harbour and the Collins Avenue corridor
Bal Harbour is a small incorporated village on a barrier island between Surfside to the south and Haulover Park to the north, with the Atlantic on one side and Biscayne Bay on the other. Collins Avenue is its main road. The village's anchor is Bal Harbour Shops, an open-air retail center, along with a line of oceanfront condominium towers and the St. Regis and other hotels.
10240 Collins sits in the northern part of the village, near the 102nd Street area, a short walk from the beach. Haulover Park, with its marina and beach, is just north.
Architecture and unit composition
The building dates to 1957 and has three floors, with an elevator. Residences are arranged around a courtyard, and balconies face it.
Unit mix. Plans range from compact one-bedrooms near 650 square feet to larger two-bedroom residences of about 1,200 square feet and above. Some owners have combined units, which makes square footage differ by line. Confirm exact size for any residence.
Condition. Ask for each unit's renovation history.
Building operations
The building has assigned and guest parking, a barbecue area, laundry and common storage.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, any special assessments past or planned, the current budget and financial statements, the building's flood and windstorm insurance coverage and deductible, and the elevation certificate. With 20 owners, one large assessment is spread over few units.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, March 2025, at $500,000. It is one sale, not a building price. Pricing will move with size, condition, whether the unit has been combined, and the state of the association's finances.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Bal-Bridge North
Underwrite the building, then the unit. Read the reserves and any pending assessment first.
Price the insurance. The building is in flood zone AE. Get flood and windstorm quotes before contract.
Confirm unit size. Combined residences and varying plans mean square footage is not uniform. Verify by floor plan and measurement.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Recording lags closing, so the newest sales can take several weeks to appear.
