Why Bal Harbour Tower matters
It is a 1990 oceanfront building where the units are large. Residences generally run above 3,000 square feet, with two to five bedrooms, and the plans are flow-through with ocean on one side and the Intracoastal and skyline on the other.
The building is at the north end of Bal Harbour Village, at 9999 Collins Avenue. Bal Harbour Shops, the village's retail center, is a short distance south. Haulover Park, with its beach and marina, is just to the north.
The parcel is in flood zone X.
Bal Harbour
Bal Harbour Village is a small oceanfront municipality on Collins Avenue between Surfside to the south and Haulover Park to the north. It is about 12 miles from Miami International Airport and about 13 from Fort Lauderdale-Hollywood. Miami Beach and Sunny Isles Beach are each a short drive in either direction. The village is made up of a short run of oceanfront towers, Bal Harbour Shops and low-rise residential streets on the Intracoastal side.
Architecture and unit composition
The tower is 19 floors with an oceanfront pool and amenity area. Residences have extra-height ceilings, floor-to-ceiling windows and sliders, glass-railed terraces and semi-private or private elevator foyers. Ask for each unit's renovation history.
Unit sizes run from about 3,230 to 7,190 square feet. Use the association's size schedule.
Building operations
Services include 24-hour valet and a guardhouse with digital monitoring. Amenities include the beachside pool, a private beach club and sundeck, clubhouse, fitness center, sauna and spa, a library and tennis courts.
Ask for the operating budget, what monthly charges cover, whether insurance and campus maintenance are included in the fee, and the cabana ownership and transfer terms.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also request the budget, financial statements, reserve funding, any special assessments and any resulting repair plan.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, March 2026, at $3.2 million. It is one sale, not a building price. Price from recent closings in the same line, floor and condition. Cabanas may transfer with a unit or separately; confirm in each contract.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 1990. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
