Why Carillon Miami South Tower matters
The Carillon is a hotel and condominium complex on about six oceanfront acres, with about 750 feet of beachfront, in North Beach between 68th and 69th Streets, east of Collins Avenue. WSG Development kept the original Carillon hotel, a 15-story building that opened in 1958, vacant for about 15 years and renovated in 2007, and added two Arquitectonica condominium towers. The South Tower is the southern of the two, at 6799 Collins; the hotel sits between it and the North Tower.
It is the smaller of the two residential towers: 141 residences over 21 stories, against 199 over 38 in the North Tower. That is a smaller owner body, on the same beach and under the same master plan. Its owners have deeded beach access.
Unit counts quoted for "the Carillon" often mix all three buildings and run into the hundreds. This page uses the South Tower only. Check which building and association any listing belongs to.
North Beach
North Beach is the stretch of Miami Beach north of Mid-Beach, running to the Surfside line. The Carillon stands on the ocean side of Collins Avenue between 68th and 69th Streets, among low- and mid-rise buildings with Bal Harbour and Surfside to the north. Features are oceanfront in North Beach, direct beach access and a resort program next door. Use current closings to size pricing against Bal Harbour and Sunny Isles oceanfront.
Architecture and unit composition
Arquitectonica designed the master plan and both towers. The South Tower is a residential building of 21 stories over a parking garage, with balconies facing the Atlantic or the city. Eight floor plans cover one-, two- and three-bedroom residences, with one to three and a half baths. Residences have central air, walk-in closets and in-unit washer and dryer. Renovation varies by unit.
Building operations
The tower has valet and garage parking, a heated pool, a spa and sauna and an exercise room. The complex's hotel facilities, including the spa, sit in the Center Tower.
Ask how shared facilities are owned and paid for: the master or shared-facilities agreement, the cost allocation among South, North and the hotel, and any recorded access terms for owners. Also ask for the budget by line. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. The condo-hotel rental programs of the Center Tower do not apply to the South Tower.
Sales context
One of two arms-length sales recorded in March 2026, at $1,535,000. It is one sale, not a building price. Pricing varies by line, floor, view and renovation. Use same-line closings and keep North Tower sales as a separate reference.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Carillon Miami South Tower
Know the tower. South, North and the Center Tower are separate. Check the unit address and the association.
Get the shared-facilities terms. Ask what the association pays for hotel and spa access and what owners pay separately.
Read the reserve documents. Request the SIRS, budget, financial statements and master agreements.
What to know if you're selling at Carillon Miami South Tower
Price against your line. Use same-line closings, not the complex-wide average.
Have the documents ready. Budget, SIRS, financials and a clear statement of what the dues cover shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2007. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
