Why The Palace at Bal Harbour matters
The Palace is a 1994 oceanfront tower at the north end of Bal Harbour, near Haulover Inlet. It is a full campus: pool deck, tennis, a spa and direct beach access, built about a decade before the current wave of branded and architect-led towers on Collins Avenue.
Even the smaller two-bedroom lines run above 2,000 square feet, and the largest plans pass 3,600.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
One recorded sale, January 29, 2026, at $1.75 million. It is one sale, not a building price. Median assessed value is about $1.5 million, a tax figure and not a price.
Bal Harbour
Bal Harbour sits at the northern tip of the barrier island, with Haulover Inlet at its edge and Collins Avenue (A1A) as the main road. The village was incorporated in 1946. Bal Harbour Shops, the open-air center opened in 1965 and still family-owned, is on Collins Avenue just south of the Palace. The oceanfront corridor is a run of condominium towers and hotels, including the St. Regis and Ritz-Carlton, on the sites of older mid-century hotels.
The Palace is at the northern end of that corridor, a short walk from the Shops and a few minutes from Haulover Park and Marina. Miami International and Fort Lauderdale-Hollywood International airports are each about 12 miles away.
Architecture and unit composition
The building is a 21-story tower with a podium, pool deck and landscaped grounds between Collins Avenue and the beach. Residences have deep glass-railed balconies and floor-to-ceiling impact glass, with Atlantic, Intracoastal and city views depending on floor.
Two-bedroom lines. About 2,050 to 2,210 square feet with 2.5 baths, repeating on floors 2 through 18.
Larger two- and three-bedroom lines. About 3,110 square feet (two bedrooms, 3.5 baths) up to about 3,690 (three bedrooms, 5.5 baths).
One-bedroom. One plan of about 1,690 square feet, on the 10th floor.

Original finishes include vaulted ceilings, marble and wood floors, granite kitchens with European appliances, Roman tubs, in-unit laundry and electric hurricane shutters.
Building operations
The building has 24-hour valet, concierge, campus maintenance, pool and beach service, a fitness center and sauna, a billiards room, a business center, a restaurant and a vehicle wash. Ask which services are in monthly charges and which are billed separately.
Ask for:
- The current-year budget and the last two years of financial statements.
- The most recent structural integrity reserve study and the funding plan for it.
- Milestone inspection status, including any phase two work.
- Any approved or pending special assessments and any open insurance claims.
Policy framework
Pet, leasing, minimum-lease, fee and approval rules are set by the association. Confirm policies, fees and application requirements at offer stage.
Sales context
Median assessed value is about $1.5 million; that is a tax assessment, not a price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 1994. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
