Fendi Château Residences is a 57-residence condominium building at 9349 Collins Avenue, in Surfside, by Château Group with design by Arquitectonica. County records list 2016 as the year built. It has a median residence of 3,453 square feet.
The recorded market runs to 86 arms-length sales since 2016, an annual turnover rate of 9.5 percent of the building over the past decade, and a median of $1,706 per square foot. Across 30 same-unit resales, 93 percent sold above their prior recorded price, with a median gain of 43 percent over a median hold of 4.4 years. The 11 sales since 2023 carry a median of $3,280 per square foot, 92 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade.

Why Fendi Château Residences matters
Fanny Haim & Associates, working with Fendi Casa, designed the lobby and amenity floors, and the residences came with Fendi Casa kitchens, custom cabinetry and Italian marble baths. Arquitectonica designed the building.
The developer is Château Group, a Miami firm led by Manuel Gosskopf. The building was completed in 2016.
The building is 12 stories across about 300 feet of frontage. Every residence runs east to west, with ocean views on one side and the bay and Intracoastal on the other.
Surfside and the Bal Harbour edge
The building sits at the north end of Surfside, bordering Bal Harbour. Surfside is a small oceanfront town of about a square mile between Bal Harbour and Miami Beach. Collins Avenue is the main road. Bal Harbour Shops, an open-air mall, is a short drive to the north, and the Harding Avenue strip of cafes and restaurants is in town.
The building offers ocean frontage in a 12-story building with a branded interior; nightlife is not within walking distance.
Architecture and unit composition
Arquitectonica designed the building. Plans are three- to five-bedroom, about 3,300 to more than 7,000 square feet, with terraces as deep as 12 feet. Corner residences have wraparound terraces with summer kitchens. Each residence has a private elevator foyer and a staff room with a bath and laundry. Primary suites have two baths and two closets. Three penthouses have private rooftop decks with pools, and the penthouse ceilings are about 11 feet.
Residences were delivered with the Fendi Casa kitchen package or a chef's kitchen with custom Fendi Casa cabinetry and Gaggenau appliances. Some owners have combined units; ask for the recorded combinations.
Building operations
It is a full-service building: a 24-hour concierge, doorman and valet, and beach and poolside service. The common areas include a library, business center, ballroom, children's club, cinema, lounge with kitchen, spa, fitness center, a restaurant and several beachfront pools with cabanas.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask which amenities are staffed and which are billed, and ask for the current budget.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask how the restaurant and spa operate and whether owners pay for use.
Sales context
One of two arms-length sales recorded in April 2026, at $16.5 million. It is one sale, not a building price.
Larger plans, penthouses and combined homes trade at a different price per square foot than the standard lines. Compare a unit to its own plan and floor range.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Fendi Château
Check interior area and unit combinations. Ask for the association's size schedule and any recorded combinations.
Ask which amenities are staffed and billed. The spa, restaurant and beach service each carry operating costs; ask who pays.
Check the fit-out. Ask what has been replaced and whether the association restricts renovations.
What to know if you're selling at Fendi Château
Price against your plan. Use trades in your line and floor range, not the penthouses.
Have the documents ready. Budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2016. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
