Why Arte Surfside matters
Arte is 16 residences on 12 oceanfront stories, each a half floor or a full floor. Citterio's Milan firm designed the building and Kobi Karp's firm worked with it on architecture and interiors.
In December 2020 the penthouse sold for $33 million, all cash, on 7,681 square feet of interior space plus 6,260 square feet of terraces, about $4,300 per interior square foot. It is a single top-unit trade, not a building price.
Surfside
Surfside is a town of about half a square mile on the Atlantic, between Bal Harbour to the north and North Beach to the south. It was subdivided in the 1920s and incorporated in 1935. The Surf Club, built at 90th Street and Collins Avenue in 1929 and 1930, is tied to the town's founding.
Arte sits at 89th Street, one block south of the Surf Club site. Bal Harbour Shops is a short drive or walk north, and the shops and cafes of Harding Avenue are in town.
Architecture and unit composition
The building is a stepped 12-story frame with a Roman travertine facade, bronze window systems and travertine terraces with ipe decking. Kitchens are Poliform with Gaggenau appliances, and the residences have floor-to-ceiling glass and integrated home automation.
Residences come in four configurations: half-floor, full-floor, upper full-floor and penthouse. The penthouse is a triplex. Interior sizes run from about 3,150 to 7,550 square feet, and the penthouse is larger. Get plans from the association before relying on any figure.
Building operations
The building has a 75-foot indoor pool, an oceanfront pool and deck, a rooftop tennis court, a fitness center with yoga studio, sauna and steam room, a children's playroom, a residents' lounge and temperature-controlled parking.
The building has a 24-hour concierge, security and valet. Ask for the service list and budget.

Also ask for the current budget, financial statements, the reserve funding plan and any warranty claims.
Policy framework
Pet, leasing, minimum-lease, fee and approval rules are set by the association. Confirm policies, fees and applications at offer stage.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
