Why L'Atelier Miami Beach matters

L'Atelier replaced the Golden Sands hotel on a one-acre North Beach site with a boutique tower of oversized apartments. Most of the residences are about 2,300 square feet with a terrace of roughly 1,100.

Luis Revuelta designed the building, Holly Hunt did the interiors and Enzo Enea the landscape. The tower is 18 stories, with flow-through plans open to the ocean on one side and the city on the other, and penthouses on the upper floors.

North Beach

North Beach is the northernmost part of Miami Beach. The site is on Collins Avenue next to the 6801 Collins complex, with 130 feet of beachfront.

The residences face four ways. East is the Atlantic. West is the La Gorce Golf Course and the Downtown Miami skyline. South are the Art Deco District and the South Pointe towers, and north are Allison Island and Bal Harbour. Bal Harbour Shops is a short drive north.

Architecture and unit composition

The tower is concrete and glass, with floor-to-ceiling tinted impact glass. Residences are flow-through, meaning they open to both the ocean and the city side, with private elevator entry and smart-home controls. Kitchens are Poliform with Gaggenau appliances, and bathrooms use stone and wood.

The mix is mostly three-bedroom residences of about 2,300 square feet, with some larger four-bedroom plans, up to about 4,600, and the penthouses. One penthouse across floors 17 and 18 is about 7,945 interior square feet and 8,521 of outdoor space.

Building operations

Services include a 24-hour concierge and valet, 24-hour security, and pool and beach attendants. The oceanfront infinity-edge pool has cabanas, a bar and a whirlpool spa. Inside are a spa with sauna and steam rooms, a double-height gym, and a hammock garden. The building also has a library, billiards room and business room.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget, financial statements, funding plan, and any developer warranty or turnover claims.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

The penthouse sold in 2017, before completion, at $21 million, about $2,640 a square foot on 7,945 interior square feet. That is the building's headline trade and a single top-unit sale; the price per foot is our calculation.

One recorded sale, April 21, 2026, at $4 million. It is one sale, not a building price.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Recording lags closing, so the newest sales can take several weeks to appear.
