Recorded deeds show 8 parties that acquired more than one residence in the building.

Why SC 2 Residences at The Surf Club matters
Seaway South is the larger of the two Seaway buildings. It sits on Collins Avenue directly north of the Four Seasons Residences. Fort Partners, which developed the Four Seasons Residences, extended the same oceanfront campus onto the site.
The building has 26 homes on 11 stories. Joseph Dirand, the Paris designer, did the interiors: fluted walnut paneling, brass hardware and champagne-colored window frames, in a building clad in pale Perla stone. Peter Wirtz, the Belgian landscape designer, laid out the planting between the two Seaway buildings.
In November 2025, the oceanfront penthouse, PH-11 at 9149 Collins, 16,053 square feet, closed at $86 million, about $5,358 a square foot. That unit is an outlier.
Surfside and the Surf Club
Surfside is a small oceanfront town between Bal Harbour to the north and Miami Beach to the south. It has about a mile of Collins Avenue frontage, a low height limit compared with Sunny Isles Beach, and a short commercial strip on Harding Avenue. Bal Harbour Shops are about a mile north.
The original club opened on this site in 1930 as a members' beach club. The current campus holds the Four Seasons Hotel, the Richard Meier-designed Four Seasons Residences, a Thomas Keller restaurant and the Seaway buildings. Seaway owners reach those services through the neighboring hotel; the Seaway buildings do not carry their own spa or restaurant.
Architecture and unit composition
The building is 11 stories. Full-floor residences are in the middle of the tower, beach-level residences at the base, and a penthouse at the top. Seaway North, the adjacent building, has 10 residences.
Sizes vary by plan. Get the floor plan and the association's size schedule before comparing price per square foot.
Building operations
The Seaway buildings sit inside the Surf Club campus. The residential lobby, pool deck and concierge are the building's own. Hotel amenities, restaurant access, beach service and the spa come through the Four Seasons arrangement. Ask for the cost split, access terms and any membership or use fees, and for the shared-facilities agreements and how the building budget covers them.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Closings began in October 2024 across the two Seaway buildings.
The $86 million penthouse closing in November 2025 is an outlier, at about $5,358 a square foot. A ground-level residence of about 4,400 square feet closed at $24.5 million in the first closing wave, about $5,570 a square foot. These are single trades. Price a unit against its own floor and plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at SC 2 Residences
Know which building. Seaway South (9149) and Seaway North (9165) are separate buildings with different plan mixes, and neither is one of the Four Seasons Residences towers at 9001 and 9111 Collins. Listings sometimes blur them.
Confirm interior area. Quoted sizes may include terraces. Use the association's schedule.
Read the shared-cost terms. Ask what the hotel amenities cost and who can change the terms.
What to know if you're selling at SC 2 Residences
Price against your plan, not the penthouse. The $86 million trade is not a building price.
Have the documents ready. Budget, reserve study, financials and the shared-facilities agreements shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2024. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
