Why Bentley Beach matters
It is an oceanfront condominium-hotel at the southern end of South Beach, designed by Arquitectonica and completed in 2003 at the foot of Ocean Drive. Owners buy a suite with a deed, a full kitchen and separate living area, and can place it in the hotel's rental program when not in residence. The building has hotel service and a hotel brand.
The structure is a condominium-hotel: owner use, rental income and association costs are tied to how the hotel operates. Ask how many units are in the rental program, the split of revenue, the owner-use limits and the current management agreement.
South of Fifth and the Ocean Drive location
South of Fifth, known as SoFi, is the southernmost district of Miami Beach, below Fifth Street. South Pointe Park and the Government Cut jetty are a short walk from 101 Ocean Drive.
Architecture and unit composition
Arquitectonica designed the building, which rises ten stories. The Bentley Group developed it. The condominium is part of a hotel operation rather than a standalone residential building, so the lobby, front desk and common areas are hotel-run.
Unit mix. Residences run from studios to two-bedroom suites and penthouse plans. Sizes vary by plan; get the floor plan before pricing.
Building operations
Amenities include an oceanfront pool and whirlpool, beach chair and towel service, a fitness center with sauna and steam room, and a spa. Parking is on site, with valet; ask how many spaces attach to each suite. Turndown and housekeeping apply when a suite is in the rental program.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements and the facade and balcony condition. Ask for the hotel management agreement, the rental program terms and the most recent year's rental statement for the unit. The parcel is in flood zone AE; get a flood insurance quote early.
Policy framework
Pet, rental, minimum-lease and owner-use rules are set by the association; confirm at offer stage.
Sales context
A sale in December 2025 closed at $566,500. It is one sale, not a building price. A studio, a one-bedroom and a penthouse are different markets, and a condominium-hotel suite is valued on usable income and owner use as well as price per square foot.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Bentley Beach
Understand the structure. Ask for the hotel agreement, the rental program terms and the expense history before you value income.
Confirm use rules. If you plan to live in the unit, get the owner-use rules in writing.
Compare by plan. Pull same-line sales and do not use the building average.
What to know if you're selling at Bentley Beach
Show the numbers. Rental statements and the recent expense history help a buyer value the suite.
Price against condominium-hotel peers. Use hotel-condominium trades as well as same-line sales in the building.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2003. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
