Why Cape Florida Club matters
Cape Florida Club is a small building with deeded beach access. The 218 Seaview Drive parcel is easy to confuse with the larger Phase II at 210, which is profiled separately.
Establish which parcel and which association you are buying into before contract. The 218 parcel is recorded with 12 residences and was built in 1977. The 210 parcel is recorded with 60 and was built in 1972. The two parcels share the pool, tennis court and beach access. Ask for the governing documents of both and the agreement that allocates the shared costs.
Key Biscayne and Seaview Drive
Key Biscayne is a barrier island village reached from Miami by the Rickenbacker Causeway, with Crandon Boulevard running its length. Crandon Park and its beach are on the north end. Bill Baggs Cape Florida State Park, with the Cape Florida Lighthouse and the island's southern beach, is at the south end. Seaview Drive is on the ocean side of the village.
The island's housing is a mix of condominium buildings and single-family streets. Shopping and dining are at the Village Green and along Crandon, with a yacht club and marinas on the bay side. Brickell and Downtown are reached over the Rickenbacker Causeway.
Architecture and unit composition
The building is a low-rise. Plans across the club run from one to three bedrooms, from about 875 to 1,700 square feet.
Building operations
The amenity list above is the club's; the pool, tennis court and beach access are shared with Phase II. Ask for the budget and financial statements of the association that governs your unit. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask whether the building falls under the rules, and ask for the inspection report, the reserve study and any assessment history. Also ask for the flood zone, the elevation certificate and the master policy.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, September 2022, at $1,000,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Cape Florida Club

Read the shared-amenity terms. Get the agreement that governs the pool, tennis and beach access and its cost allocation.
Price from comparable Key Biscayne buildings. One recorded sale does not set a price.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 1976. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
