Why Cape Florida Club Phase II matters
Cape Florida Club is a 1972 condominium on Key Biscayne, and Phase II is its own condominium of 60 residences. It was built before the village was incorporated in 1991.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Phase II is one part of a multi-phase development. Ask which services, amenities and costs are shared with the other phases.
Key Biscayne and Seaview Drive
Key Biscayne is an island village south of Virginia Key, reached by the Rickenbacker Causeway. Crandon Park occupies much of the north end, with a long public beach, and Bill Baggs Cape Florida State Park holds the south end, including the 1825 lighthouse. The village itself, incorporated in 1991, sits between them along Crandon Boulevard.
Architecture and unit composition
The building is concrete block construction, six floors, with a pool and garage parking. The building has two-bedroom plans of about 1,330 square feet. Condition varies by unit.
Building operations
Ask what services and security the association provides, and ask for the current budget and recent financial statements, the milestone inspection report itself and any assessment either completed or planned. Because the building is in flood zone AE, also ask for the elevation certificate and the association's flood and windstorm coverage.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
A sale in May 2026 closed at $762,500. It is one sale, not a building price. Pricing varies with floor, view, orientation and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1972. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
