Why Château Beach Residences matters
The tower has 33 floors and 81 residences, with full-floor and half-floor plans.
The Château Group, a Miami developer, built it on the beach with Kobi Karp as architect. The tower is curved, with most residences facing both the ocean and the city skyline. Fanny Haim & Associates designed the interiors, and Coastal Construction was the contractor.
The tower sits on an elevated podium with a private driveway and double-height lobby. A monumental marble sculpture by Pablo Atchugarry stands at the Collins Avenue frontage.
One recorded sale, May 2026, at $5.25 million. It is one sale, not a building price.
Sunny Isles Beach
Sunny Isles Beach is a barrier-island city on Collins Avenue between Bal Harbour and Hallandale, with a continuous line of oceanfront towers and the Intracoastal Waterway behind. Aventura Mall is a short drive west across the Intracoastal. Miami Beach and Downtown Miami are both about 25 to 40 minutes by car depending on traffic.
The site is beachfront and adjacent to park land.
Architecture and unit composition
Residences run from two-bedroom plans of about 1,500 square feet to four-bedroom penthouse villas of about 9,300. Most residences have a private elevator landing, and two-bedroom plans use a semi-private one. Walls are floor-to-ceiling glass with glass-edged balconies, and ceilings are about 10 feet.

Building operations
The service model is 24-hour concierge, valet and security, with attendants on the beach and pool deck. The amenity program is about 22,000 square feet across indoor and outdoor space. On the rooftop is an infinity-edge heated pool with whirlpools, a wading pool and a relaxation deck with an aromatherapy jacuzzi. Indoors are a ballroom of about 1,800 square feet, a wine lounge, a cigar bar, a spa with sauna, steam and massage rooms, and a fitness center. The building has a Shabbat elevator.

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Construction finished in 2016. One 2022 sale closed at $13 million and one May 2026 sale at $5.25 million; neither is a building price. Penthouses and sky villas price differently from the typical line.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
