Why Continuum North Tower matters

It is the second and newer of the two Continuum towers. Ian Bruce Eichner's Continuum Company assembled about 12 acres at the end of the South Beach peninsula and built the South Tower first, then added the North Tower in 2008. The two are separate condominiums on one landscaped site.

The North Tower is shorter than the South Tower, at 37 stories against 40, and has fewer residences, 202 against 294 in the South Tower by the county record. The two towers have different floor plans and facades.

The towers stand on gardens with lagoon pools, tennis courts and a beach club, behind a guarded gate and set apart from the street grid.

Views run east to the Atlantic, south across Government Cut to Fisher Island and the port, and north along Miami Beach, with the Miami skyline to the west. Residences have 10-foot ceilings, glass balcony railings and, in many plans, private or semi-private elevator entries.

The North Tower is a private residential condominium. It is not operated as a hotel or condo-hotel.

South of Fifth and South Pointe

South of Fifth is the area south of Fifth Street, at the southern end of Miami Beach. South Pointe Park, a public park with a pier and promenade, sits next to the site, facing the cruise ships in Government Cut. The property is entered through a gate on South Pointe Drive.

Washington Avenue and Collins Avenue, with restaurants and retail, are a short distance north.

Architecture and unit composition

The North Tower was the second phase of the Continuum development. Residences were delivered with 10-foot ceilings, floor-to-ceiling glass doors, balconies with glass railings, impact windows, custom European cabinetry, Miele appliances, imported marble in the bathrooms and, in the primary bath, a whirlpool tub.

Assess finish unit by unit and ask for the renovation history.

Building operations

Services are a guarded entry, concierge, valet, 24-hour security and a double-height lobby.

The Sporting Club is the main amenity. It is shared with the South Tower, covers about 25,000 square feet over several levels, and has fitness space, men's and women's lounges with sauna, steam, whirlpool and cold plunge, a rooftop smoothie bar, a rooftop infinity lap pool and treatment rooms. Spa services are charged separately. Three Har-Tru tennis courts and a beach club with cabanas serve the site.

The North and South Towers are separate associations sharing a site. Ask which association operates each amenity, how the Sporting Club and grounds are paid for, and what the master arrangement provides. Request the operating budget and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. For an oceanfront building, ask about the facade, balconies, roof, elevators and impact windows.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

One of four arms-length sales recorded in April 2026, closed at $8.425 million. It is one sale, not a building price. The median assessed value is about $3.6 million; an assessed value is a tax figure, not a market price.

Price per square foot varies by floor, view, plan and renovation. The record may also include combined units, which distort square footage.

What to know if you're buying at Continuum North Tower

Separate North from South. The towers share a site and a brand. North is 50 South Pointe Drive and South is 100 South Pointe Drive; listings and records sometimes swap the tower labels, so go by street address. Check which association governs the unit and how shared amenities are funded.

Check the unit's size. Size ranges vary. Get the floor plan and the association's schedule.

Price by line and floor. Use same-line sales, adjusted for floor and orientation.

Read the reserve documents. Request the budget, SIRS, financial statements and any pending assessments.

What to know if you're selling at Continuum North Tower

Price against your line. Use recent closings in the same floor range and orientation.

Document renovation. Provide scope, permits and dates.
