One Ocean South Beach is a 49-residence condominium building at 1 Collins Avenue, in South Beach, by The Related Group with design by Enrique Norten (TEN Arquitectos). County records list 2016 as the year built. It has a median residence of 2,659 square feet.
The recorded market runs to 100 arms-length sales since 2016, an annual turnover rate of 10.8 percent of the building over the past decade, and a median of $1,466 per square foot. Across 51 same-unit resales, 78 percent sold above their prior recorded price, with a median gain of 15 percent over a median hold of 4.6 years. The 12 sales since 2023 carry a median of $1,824 per square foot, 24 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade. Recorded deeds show 3 parties that acquired more than one residence in the building.

Why One Ocean South Beach matters
It is a 49-residence building at the southern tip of Miami Beach, and it is seven stories where its neighbors, the Continuum towers, run 37 to 40. The Related Group built it at the foot of Collins Avenue, facing Government Cut and the port. Plaza Construction began work in 2014 on a development budget of $187 million, and the building was delivered in 2016.
Enrique Norten of TEN Arquitectos, a Mexico City and New York firm, designed the exterior in curved glass, with Sieger Suarez as executive architect. The gross area is about 275,000 square feet. Interiors in the lobby and clubhouse are by Yabu Pushelberg, and Enzo Enea designed the courtyard, Zen garden and pool deck.
The case for the building is plan and scale. Plans are three bedrooms and larger, most are flow-through, and most have private elevator access. Penthouses and some larger residences have rooftop terraces, and some have spas and garages. A building of 49 homes has a small association.
South of Fifth and South Pointe
South of Fifth is the area south of Fifth Street at the end of Miami Beach. South Pointe Park, a public park with a pier and promenade, is steps away, with the cruise ships and Government Cut in view. Fisher Island is across the channel to the south. The Art Deco district on Ocean Drive and Lummus Park begin a short walk north. The beach is east of the building, across Ocean Drive.
Washington Avenue and Collins Avenue carry restaurants and retail a short distance north.
Architecture and unit composition
The project has two buildings over a shared base: a larger one along South Pointe Drive with three-, four- and five-bedroom residences, and a smaller one with five-bedroom plans. The street level includes retail and restaurant space. Residences have terraces or patios and floor-to-ceiling energy-efficient glass.
The common areas carry a commissioned art collection that includes works by José Bedia, Michele Oka Doner and Cuttica.
Assess finish and renovation status unit by unit.
Building operations
The building lists a 24-hour concierge reached through residents' iPads, valet, a chauffeured car service, housekeeping and laundry, a fitness concierge and event planning. Ask which of those the association provides and which are third-party or fee-based. The beach club membership comes with the residence; ask for the terms, the cost and whether the membership transfers on resale.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Request the budget and financial statements, reserve funding and any special assessments. In a 49-unit association, one assessment lands on few owners, so ask about the reserve position directly. The building sits in an AE flood zone; ask for the insurance history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Construction began in 2014 and the building was delivered in 2016. One recorded sale, March 2026, at $3.85 million. It is one sale, not a building price.
Pricing depends on line, floor, terrace, view and rooftop or villa features.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at One Ocean South Beach
Confirm the line and the building. The south building and the smaller north building have different plans. Get the floor plan and the association's size schedule.
Ask about the beach club. Get the written membership terms and whether they pass to a buyer.
Read the reserve documents. With 50 owners, a reserve shortfall is shared among few. Request the SIRS and the budget.
What to know if you're selling at One Ocean South Beach
Price against your line. Use closings in the same plan and floor range, not the highest sale in the building.
Document the extras. Rooftop terraces, private spas, garages and the beach club membership affect price. Have the specifics and the documents ready.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 2016. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
