Why Three Hundred Collins matters
It has 19 homes on five stories. JMH Development launched sales in 2015 with Thomas Juul-Hansen as architect, a New York designer of residential interiors and buildings. It was completed in 2018.
Few owners share the lobby, the rooftop and the elevators.
The building is in the 300 block of Collins Avenue, a few blocks from the southern tip of Miami Beach, with the ocean to the east and a short walk to South Pointe Park.
South of Fifth
South of Fifth, known as SoFi, is the southernmost district of Miami Beach, below 5th Street. It has condominium buildings, small hotels and restaurants. South Pointe Park sits at the tip of the island, with a pier, lawns and views of the Government Cut shipping channel and Fisher Island. Ocean Drive runs through the district; its Art Deco hotel stretch and Lummus Park are north of Fifth Street.
The beach, the park and dining are within a few blocks.
Architecture and unit composition
Juul-Hansen designed the building and its interiors. Residences run from about 995 to more than 3,700 square feet, one to four bedrooms, in a mix of flats, penthouses, and townhome- and loft-style residences. Features include white oak floors, Miele appliances, Hansgrohe and Vola bath fixtures, whole-home audio and video, and south-facing terraces. Some lower and loft residences have ceilings of about 18 feet and private yards of about 1,500 square feet with outdoor kitchens. Penthouses have 9- to 10-foot ceilings.
The building is five stories. Confirm each finish and dimension against the residence you are considering.
Building operations
The rooftop holds a saltwater pool of about 75 feet and a hot tub. The fitness center is on site. Services listed are a 24-hour attended lobby, valet and a beach concierge. Nineteen owners share these services. Ask for the budget, what dues cover and the reserve level.
Florida's milestone inspection and structural integrity reserve study (SIRS) requirements apply to condominium buildings of three or more stories, and this one has five. Ask for the inspection report, the reserve study, financials and any special assessments. The parcel is in an AE flood zone; ask for the insurance history.
Policy framework
Policies, fees and applications, including pets, leasing and resale approval, are set by the association.
Sales context
About half the building was sold at the 2015 launch. One recorded sale, May 2026, at $1.92 million. It is one sale, not a building price. The median assessed value is about $2.67 million and is an assessed value, not a market price. Pricing varies widely between the smallest flats and the townhome and penthouse residences.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
