Why Apogee South Beach matters
It is a 67-residence tower at the southern tip of Miami Beach, built in 2008 by The Related Group. Every residence has its own elevator foyer.
South of Fifth is the southernmost residential district of Miami Beach, and the site sits next to South Pointe Park and the Miami Beach Marina, at the point where Government Cut meets Biscayne Bay and the Atlantic. Water views vary by line and height.
One recorded sale, June 2026, at $14,500,000. It is one sale, not a building price.
South of Fifth and the Apogee site
South of Fifth Street is a residential district of high-rise condominium towers and low-rise buildings at the end of the South Beach barrier island, past Lincoln Road and Ocean Drive. South Pointe Park, a 17-acre park, runs along the point with a pier, a promenade and a view of the Government Cut ship channel, where cruise and cargo ships pass. The Miami Beach Marina is adjacent.
The MacArthur Causeway connects the Beach to Downtown Miami and Port Miami, and is a short drive. Restaurants and retail change often and are not listed here.
Architecture and unit composition
Sieger Suarez Architectural Partnership designed the tower, and Yabu Pushelberg, the Toronto and New York design studio, did the lobby and common areas. The building is 22 stories with residences on floors 5 through 21 and amenities and parking on the lower levels.
Unit mix. Three-bedroom plans of about 2,750 to 3,200 square feet and four-bedroom plans of about 3,800 to 4,150, with penthouses above. Each residence has a private elevator entry, flow-through layout, ceilings of about 10 feet, deep terraces with summer kitchens, and a gas fireplace in the primary suite or living room. Kitchens were delivered with Miele and Sub-Zero appliances.
Combined units. Some residences have been merged over time. Sizes beyond about 4,200 square feet are generally combinations or penthouses.
Building operations
The building has a concierge, 24-hour valet, a covered garage and a separate service elevator, so deliveries do not use the resident elevators. The pool is an infinity-edge pool in a garden setting, with a fitness center, spa and open-air pavilion.
Ask whether the adjacent marina offers dock access to residents.
Standard asks for a Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, milestone inspection status, insurance coverage and renewals, and any pending special assessment. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Confirm the current monthly dues per unit.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
Related launched sales before the 2008 completion. Prices vary by floor, view, size, condition and whether a unit is a combination or penthouse; a building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Apogee South Beach

Confirm the unit's configuration. Ask whether the unit is an original plan or a combination, and whether the merger was approved and permitted.
Read the reserve documents. Request the SIRS, budget, financials and any assessment history.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2008. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
