Why Glass matters
Glass is an 18-story tower of 10 residences. Each standard residence takes a full floor, so there are no shared walls with neighbors and no shared corridor beyond a private elevator landing.
Rene Gonzalez wrapped it in fritted glass that is more opaque at the base and clearer as it rises, with frameless glass balconies and floor-to-ceiling impact glass on all sides. Residences have exposures on all four sides, toward the Atlantic, South Pointe and the Miami skyline.
South of Fifth
South of Fifth is the southern tip of Miami Beach, below Fifth Street. It is a residential district of condominiums and townhomes, ending at South Pointe Park and the cut where Government Cut meets the ocean. Cruise ships pass the park on their way out.
Glass sits at the southern end of Ocean Drive, away from the Art Deco strip to the north. South Pointe Park and the Miami Beach Marina are close, and the Lincoln Road and Washington Avenue areas of South Beach are a short ride. Downtown Miami and Brickell are across the MacArthur Causeway.
Architecture and unit composition
Residential floors begin at the sixth floor; the first five levels hold common areas, including the lobby, pool and gym. Plans run two to four bedrooms with 10-foot ceilings. Floors 6 and 7 use a smaller plan of about 1,930 interior square feet; floors 8 through 15 use a larger plan of about 3,370. The three-story penthouse sits at the top.
Kitchens were delivered with stone, Sub-Zero and Gaggenau appliances and induction cooking. Early buyers could work with Gonzalez on custom elements, so finishes vary by unit.

Building operations
Service is small-building scale: an on-site estate manager, valet, housekeeping and maintenance, 24-hour security and resident beach service. The amenity deck has lounging areas, a second pool and a two-story spa and pavilion.
Parking is valet only. Ask how many spaces are assigned and ask for the elevation certificate; the parcel is in flood zone AE.
Ask for current staffing and service terms and the operating budget. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Construction began in late 2013 and the tower was finished in 2015. Developer-era median pricing of $8 million to $9 million per residence at delivery is a 2015 figure, not a current price. One recorded sale, May 2024, at $4.5 million. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Glass
Identify the plan. The 1,930-square-foot floors, the 3,370-square-foot floors and the penthouse are three different products. Price per square foot only compares within a plan.
Read the flood and parking terms. Valet-only parking and an AE flood zone put garage, mechanical and insurance details at the front of diligence.
What to know if you're selling at Glass
Price against your plan. Few comparable trades exist. Be specific about floor and exposure.
Have the documents ready. Budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
