Why Marea matters
Marea has 30 homes in a seven-story building at the southern tip of Miami Beach. Related broke ground in late 2013 with Sieger Suarez as architect and Plaza Construction as builder; completion came in 2015. It totals about 190,000 gross square feet.
Related brought in Yabu Pushelberg for the interiors and Enzo Enea for the gardens and rooftop pool. The lobby was set up as an art space, with installations commissioned from the artists Riccardo De Marchi and Markus Linnenbrink.
A 30-residence building has few owners; read each recorded sale as a single data point.
South of Fifth
South of Fifth, or SoFi, is the southern tip of Miami Beach, below Fifth Street. South Pointe Park, a public waterfront park with a pier, sits at the point, beside the Government Cut channel that carries cruise and cargo ships. Fisher Island is across the channel. Marea's views run to Biscayne Bay, Fisher Island and the Atlantic, depending on the line and floor.
The area includes oceanfront and bay towers. Lincoln Road and the Art Deco district are north, and the MacArthur Causeway to Downtown Miami is a short drive away. Apogee South Beach is across from the building, and One Ocean, the developer's other South of Fifth project, is nearby. The parcel is in flood zone AE.
Architecture and unit composition
The building is seven stories on a single structure. Residences are two- to four-bedroom plans with floor-to-ceiling windows and private terraces. Select residences have rooftop gardens. Kitchens carry ItalKraft cabinetry and Wolf and Sub-Zero appliances. Penthouses occupy the top floor.
Residences run about 1,500 to 2,800 square feet. Check each unit's area against the association's size schedule.
Building operations
The building has a 24-hour concierge, a pool on a landscaped terrace, a fitness center, a sauna and spa, and beach access with attendants through a private beach club. Ask for the beach club terms in writing.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has 7; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, the operating budget, along with any special assessments and the master insurance policy. In a building this size, a single large repair is spread over few owners.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
67 arm's-length sales are on record over the building's history, including the original sales and resales. One recorded sale, May 2026, at $2,550,000. It is one sale, not a building price. The median assessed value is about $1.83 million; an assessed value is not a market price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Marea
Read each sale on its own. In a 30-home building, closings differ by line, floor and condition. Use same-line comparables.
Get the amenities in writing. Get the terms for beach club access and any fees, and confirm what the association operates.
Read the reserve documents. Request the budget, reserve study and any pending assessments.
What to know if you're selling at Marea
Price against your line. Use recent closings in the same plan and floor range.
Have the documents ready. Budget, reserve study, financials and a clear statement on beach club access shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2015. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
