Why Delvista matters
Delvista is a 24-residence condominium from 1978 in Aventura, and the first thing to settle is which Delvista a buyer is looking at. The name covers more than one condominium. Delvista A, at 20466 NE 34th Court, is its own association. Delvista B, at 20332 NE 34th Court, is a separate condominium with 42 residences. Delvista Towers, at 20225 and 20355 NE 34th Court, is a separate and much larger two-tower condominium. Facts, fees and rules for one do not carry to the others.
Aventura and NE 34th Court
Aventura is a city of about 3 square miles in northeast Miami-Dade, between North Miami Beach and Hallandale Beach. It is organized around Biscayne Boulevard, the Intracoastal Waterway, Aventura Mall and the Waterways area, and it is built almost entirely of condominiums, shopping and medical uses. Sunny Isles Beach and the Atlantic are a short drive east; Hallandale and Hollywood are immediately north; Miami Beach and Brickell are south.
NE 34th Court is in the Waterways area on the west side of the Intracoastal.
Architecture and unit composition
The building was completed in 1978 and has 24 residences.
Do not use figures from Delvista Towers, which has hundreds of residences and a different unit range, as a proxy. Request floor plans and the square footage for the specific line from the association or the seller.
Building operations
Ask for the current budget and recent financial statements, any pending or planned special assessments, and the master insurance policy and deductible. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask whether the building falls under the rules, and ask for the inspection report, the reserve study and any assessment history. The property is in flood zone AE, so ask for the elevation certificate and the flood coverage on the master policy.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, October 2025, at $335,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Delvista
Know the association. Make sure the unit is in Delvista A and not Delvista B or Delvista Towers, and that the documents you receive are for that association.
Underwrite the reserves first. Get the SIRS, budget, financial statements and milestone inspection report before pricing the unit.
Get the basics in writing. Ask the association for floors, unit sizes, parking and amenities.
What to know if you're selling at Delvista
Have the documents ready. A current budget, financials, SIRS and inspection status shorten diligence.
Price against the right comparables. Use recent closings in Delvista A and Delvista B and in similar small Aventura buildings, adjusted for size and condition.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 1978. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
