Why Eastside at Aventura matters
It is a 39-residence building on the Intracoastal Waterway, seven stories tall, with plans of 1,200 to 1,800 square feet.
Kobi Karp designed it, and Venaventura II developed it in 2007. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Not to be confused with 3030 Aventura at 3030 NE 188th Street, a separate seven-story building from the same year.
Aventura and the Intracoastal
Aventura is an incorporated city in northeast Miami-Dade County, on the mainland side of the Intracoastal Waterway. NE 188th Street runs east toward the waterway, and the building sits on its water. Aventura Mall and the Biscayne Boulevard corridor are to the west.
Architecture and unit composition
Eastside is a single seven-story building with 39 residences. The floor plans are numbered lines, including two-bedroom, two-bath plans of about 1,200 to 1,500 square feet, a three-bedroom, three-bath loft-style plan of about 1,680, and penthouse lines. Penthouses have two or three bedrooms and, in some lines, a second level. The largest plans are about 1,800 square feet. Confirm exact interior area from the association's floor plans.
Residences were delivered with marble floors, floor-to-ceiling impact-rated glass, European-style cabinetry, stainless appliances, granite counters and balconies facing the water or the city.
Building operations
The building has a lobby, a gym, a sauna, a heated pool at the water's edge, a spa and covered parking. If a dock matters to you, ask whether the building has boat slips and get the slip assignment in writing.
Ask for the budget and financial statements, insurance, any assessments and the seawall's condition and ownership.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, June 2024, at $745,000. It is one sale, not a building price. Pricing varies by line, floor, view and renovation, and penthouses trade separately from standard lines.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2007. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
