Why Eden House matters
Eden House is a 98-unit waterfront building on the Indian Creek side of North Beach, finished in 2013 on a site that had stalled. Merco Group originally planned the project as Nobe Bay. Construction stopped in the downturn, and Key International bought the unfinished building in 2011, renamed it Eden House, relaunched sales in 2012 and completed it in the first quarter of 2013.
The exterior is by Kobi Karp, and the building was completed after the downturn rather than before it.
The building sits on more than 250 feet of Indian Creek frontage, and most residences face south to west. The stronger lines look south along the creek toward South Beach and across the Allison Island and La Gorce Island shoreline, with Downtown Miami and Brickell behind.
North Beach and the Indian Creek site
North Beach is the northern part of Miami Beach. It is lower in scale than South Beach and Mid-Beach. Indian Creek Drive runs along the Intracoastal side, and the ocean is a short walk east across Collins Avenue. The North Beach Bandshell and the Normandy Fountain area are nearby, and a beachfront park system runs along the ocean.
Eden House's address puts it on the bay side of the island, which differs from an oceanfront tower. The building has creek frontage, sunset exposure and a boat dock rather than direct beach access.
Architecture and unit composition
Kobi Karp designed the building. Residences have glass-panel balconies. Floor plans run from one to three bedrooms, with two lofts overlooking the pool deck at lobby level.
Lines and views. Most units face south to west. Lines 5 through 7 have the longest views down the creek toward South Beach. Line 2, at the southeast corner, has a wraparound terrace with morning sun and a beach-side outlook. Fourth-floor units have a lanai opening to a garden, and the penthouses have private rooftop decks. These are original plan features.
Unit mix. Sizes run from about 530 square feet for the smallest one-bedrooms to about 1,880 for the largest three-bedrooms.
Amenity levels. The two-story lobby has a glass wall, a fireplace and a library on the second level. The pool deck sits above the lobby, with the fitness center and recreation room on the third floor overlooking it. Cabanas line the water's edge.
Building operations
The building has a concierge desk, parking in a garage with valet, and a boat dock on the creek. A parking deck of about 486 stalls and about 12,000 square feet of ground-floor retail are part of the development. Ask how deck spaces are assigned to residences and which pieces the condominium owns as opposed to the commercial side.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. On a waterfront building, also ask about the seawall and dock, including who maintains them, their condition and any planned assessment.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales relaunched in 2012 and the building was completed in 2013. One recorded sale, March 2026, at $1,500,000. It is one sale, not a building price. Prices vary widely between a 530-square-foot one-bedroom, a creek-view line and a penthouse with a roof deck, and a building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Eden House
Buy the line, not the building. View and orientation drive price here. Pull recent sales in the same line and floor band.
Check the parking arrangement. Confirm in writing that a space is deeded or assigned with the unit, and where it is.
Read the reserve documents. Request the budget, financial statements and any agreements with the retail or garage parcels.
What to know if you're selling at Eden House
Lead with the water and the line. Creek views south, the dock and the amenity deck are the building's distinguishing features.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 2013. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
