Why Peloro matters
Peloro is a seven-story waterfront condominium in North Beach with its own 18-slip marina.
SMG Management launched sales in early 2013. The building was delivered in 2016. Revuelta Vega Leon, a Miami architecture firm, designed it.
The mix runs from one-bedroom units to penthouses and townhomes, with slip access, in one condominium, so the building does not trade as a single price level.
North Beach and the Indian Creek site
North Beach is the northern end of Miami Beach, from roughly 63rd Street to the Surfside line. Peloro sits on Indian Creek Drive; the beach is to the east, across Collins Avenue.
The district is lower in scale than South Beach: low- and mid-rise buildings and a commercial strip around 71st Street. Surfside and Bal Harbour are a short drive north, and Downtown Miami is reached by the Julia Tuttle or MacArthur causeways.
Architecture and unit composition
Peloro is seven stories, with a double-height lobby, floor-to-ceiling windows and a porte cochère entrance. The courtyard is planted and organized around a reflecting pool with waterfalls. A landscaped promenade runs along the waterfront.
Unit mix. One-, two- and three-bedroom residences make up most of the building. There are also two-story penthouses, which have private roof terraces with jacuzzis, and townhomes. Residences have full-size in-unit washers and dryers, European-style kitchens, marble bathroom flooring and large balconies. Obtain the floor plan for any unit under consideration.
Marina. The building has an 18-slip marina. Ask whether slips are deeded to owners, leased or assigned, what the dock and vessel limits are, and for the slip agreement, before pricing any residence on its boat access.
Building operations
The building runs a 24-hour concierge and valet.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, and milestone inspection status. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. On a waterfront building, also ask about seawall and dock condition and who is responsible for them, and about flood insurance on the master policy. The property sits in a FEMA AE flood zone.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the boat-slip rules.
Sales context
One of two arms-length sales recorded in March 2026, at $425,000. It is one sale, not a building price. Pricing varies by line, floor, view and unit type.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Peloro
Price by type. One-bedrooms, two- and three-bedrooms, penthouses and townhomes are separate markets inside one building. Use same-type comparables.
Verify the marina. Get the slip documents before assigning value.
Read the reserve documents. Request the SIRS, budget, financial statements and any assessment history.
What to know if you're selling at Peloro
Lead with the waterfront and unit type. Price against closed sales of the same type, not asking prices.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 2016. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
