Why Rimini Beach matters
Rimini Beach is a late-1990s condominium on Collins Avenue in Surfside. It has twelve stories and 54 residences. Surfside is a small oceanfront municipality between Miami Beach to the south and Bal Harbour to the north.
Surfside and the Collins Avenue site
Surfside covers roughly one square mile along the ocean, with Collins Avenue as its main residential corridor and a small commercial district around 94th Street. Bal Harbour Shops are about a mile north; distances are approximate. Miami Beach's North Beach district lies to the south. Verify ocean views by line and floor. The building sits in FEMA Zone X, outside the special flood hazard area.
Architecture and unit composition
The building is twelve stories with elevator service. Units run from about 800 square feet in one-bedroom plans to about 1,430 square feet at the larger end, with two-bedroom plans between. Pull the recorded floor plans before comparing units.
Common areas include a clubhouse, a barbecue area, a hot tub, a bike room and assigned parking. Ask whether parking spaces convey with the unit.
Building operations
A doorman is part of the service model.
Florida's milestone inspection and structural integrity reserve study (SIRS) requirements apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements. Lenders and insurers may ask for the same documents.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales are the market. One recorded sale, March 2025, at $1,550,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Rimini Beach
Start with the reserve documents. Request the inspection report, the SIRS and the reserve balance.
Confirm your line. Verify the unit's line and floor plan against the recorded documents.
Verify insurance cost. Ask for the master policy and the most recent renewal.
What to know if you're selling at Rimini Beach
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.
Price against same-line closings. Use closed sales in your line and floor, not the building range.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
