Why Florida Towers, 6422 Collins Avenue matters
It is a 1995 doorman tower with two-bedroom plans of about 1,320 square feet and a penthouse floor above them. The building has 64 residences.
Residences on the middle floors share one size, about 1,320 to 1,330 square feet, so price differences between them come from floor, view and condition. The penthouses are a separate product: three bedrooms and 2,240 to 2,700 square feet. A penthouse sale says little about the rest of the building and the reverse is also true.
North Beach
North Beach is the northern part of Miami Beach, above Mid-Beach and the Fontainebleau and Eden Roc stretch of Collins Avenue. It is lower in scale than South Beach, with 1950s and 1960s buildings, a number of newer condominium towers on Collins, and the Atlantic beachfront running along the east side. Eighty Seven Park, the Renzo Piano condominium, is also in North Beach.
Florida Towers sits on the west side of Collins Avenue. It is not an oceanfront or waterfront building.
Architecture and unit composition
Residences on the middle floors are two-bedroom, two-bath plans of about 1,320 to 1,330 square feet of interior space. The penthouse floor above has three-bedroom, three-bath residences of about 2,240 to 2,700 square feet. Get the association's floor plans and unit schedule.
Building operations
The building has a doorman, a heated pool, a spa, an exercise room, a community room, a bike room and a barbecue area. Parking is assigned and covered in a garage, with guest spaces.
Ask for current staffing and service terms, the operating budget and what the monthly charge covers. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, July 2025, at $675,000. It is one sale, not a building price. Price per square foot depends on whether a sale is a standard two-bedroom or a penthouse, so compare within a plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Florida Towers
Match the plan. Two-bedroom residences share a size. Compare by floor, view and condition, and treat penthouses separately.
Price against west-side Collins buildings. Florida Towers sits on the west side of Collins Avenue; compare it with similar buildings there, not oceanfront towers.
Read the reserves. Ask for the budget and any pending assessment.
What to know if you're selling at Florida Towers
Price against your plan and floor. Use trades in the same plan type, not the penthouse floor.
Have the documents ready. The budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 1995. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
