Why Gorlin at Aqua matters
It is a building of 29 residences where every apartment is a corner unit. Alexander Gorlin, a New York architect, drew a wedge-shaped building of 11 stories of layered, faceted planes with deep balconies. Louvered metal sun screens on the balconies cut the glare and keep the views. The lobby is two stories, with terrazzo floors and a glass balcony. Penthouses add solariums and terraces with hot tubs.
Gorlin is one of three condominium buildings in Aqua, with Chatham and Spear. Aqua is an 8.5-acre gated community at the south end of Allison Island, planned by Duany Plater-Zyberk for Craig Robins's Dacra, which acquired the site in the late 1990s. Gorlin had worked with DPZ before, at Seaside, Florida. The community holds 105 condominium residences and 46 townhouses, 151 homes in all. Dacra assigned each building to a different architect, and the site carries commissioned art.
Mid-Beach and Allison Island
Allison Island lies on Indian Creek between the Miami Beach mainland and La Gorce Island, reached by the 63rd Street bridge. Carl Fisher built it up from dredged fill in the 1920s, and St. Francis Hospital later stood on the south end, where Aqua now is.
Gorlin sits at the south end of the community, with views of the Intracoastal Waterway and Indian Creek, South Beach, the Miami skyline and the ocean. The island has pocket parks, boat docks and streets lined with citrus and mango trees. Beyond the gate, Mid-Beach and North Beach offer the Fontainebleau and the Collins Avenue corridor to the south, Bal Harbour Shops and Surfside to the north, and the ocean beach a short drive east.
Architecture and unit composition
The plan is divided into four quadrants arranged around the building like a compass, with every residence on a corner. Most units are three-bedroom plans. Floor plans on file run from about 1,860 to 3,440 square feet, covering a sample of the 29 residences. Kitchens carry Bulthaup cabinetry, Sub-Zero and Gaggenau appliances and Dornbracht fixtures; baths have Waterworks tubs and Duravit fixtures. Ask what each unit has had renovated.
Building operations
The island has a monitored entry, and the Aqua community has a fitness room, spa services and a pool. Ask which of these Gorlin owners share and how costs are split; ask for the master documents.
Request the budget, financial statements and reserve funding, and ask about building staffing. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. This building has 11. It sits in flood zone AE, so request the insurance terms.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $3,450,000. It is one sale, not a building price. A median assessed value of about $1.88 million is a tax figure, not a market price. Prices vary with floor, exposure and renovation. A building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 2004. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
