Why Spear at Aqua matters
Aqua is a gated 8.5-acre development at the south end of Allison Island, a residential island in Mid-Beach. Dacra Development built it around three condominium buildings by three architects, plus townhouses. Alexander Gorlin designed the building at 6101 Aqua Avenue with 29 units, Alison Spear designed this building, and Walter Chatham designed the 16-unit building at 201 Aqua Avenue.
Spear is 11 stories with two- to four-bedroom residences, finished with Bulthaup kitchens, marble counters, Sub-Zero, Thermador and Gaggenau appliances and Dornbracht and Duravit bath fixtures. These are the specifications as delivered in 2004.
The development has its own parks, boat docks and waterfront paths, and it is gated.
Allison Island and Mid-Beach
Allison Island sits in Biscayne Bay on the bay side of Mid-Beach, near 63rd Street, joined to the rest of Miami Beach by a bridge. Collins Avenue and the oceanfront are a short drive east. Miami Beach Golf Club and the Normandy Isle area are nearby, and Surfside and Bal Harbour are to the north.
The development has waterfront paths and parks. Daily errands need a car or a short ride.
Architecture and unit composition
Spear is an 11-story building with 59 residences in the county record, in two-, three- and four-bedroom plans. The building was completed in 2004. Rely on the floor plan for size by plan.
The site is a single development under shared grounds, so the building's association may share costs with the larger Aqua community. Ask how those costs are divided.
Building operations
The building sits within a guard-gated community. Services include valet parking and a concierge. The amenities are two heated pools including a lap pool, a spa, fitness and yoga and Pilates studios, a clubroom, a business center and a children's play area. Ask which amenities belong to the building and which to the wider Aqua community.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the budget and financial statements and insurance cost and coverage for a waterfront building.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Dacra delivered the building in 2004. One recorded sale, April 2026, at $1,495,000. It is one sale, not a building price. Pricing varies by floor, size, view and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Spear at Aqua
Separate the three buildings. Spear, the Gorlin building and the Chatham building share a development. Ask which association governs the unit and what is shared.
Check the cost split. Ask how island-wide costs, security and docks are allocated.
Read the reserve documents. Request the SIRS, budget, financials and milestone status.
What to know if you're selling at Spear at Aqua
Price against the same plan. Use sales in your size and floor, and account for renovation.
Have the documents ready. Budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2004. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
