Why Grand Bay Tower matters
Grand Bay Tower, built in 1999, is part of the Grand Bay Drive development, on the beachfront next to the Ritz-Carlton Key Biscayne, and it sits within a cluster of towers on the same road.
Plans start near 2,800 square feet and run past 9,000, in two- to four-bedroom layouts.
Identity note
Grand Bay Drive carries more than one building. Grand Bay Residences, at 445 Grand Bay Drive, is a separate tower in the same development (two towers and about 49 villas on about 12 acres), with its own association. The Ritz-Carlton Key Biscayne at 455 is a third building. This page covers 430 Grand Bay Drive only. The Grand Bay name is used loosely across both addresses, so check which building and association a listing belongs to. Grove at Grand Bay, at 2669 South Bayshore Drive in Coconut Grove, is an unrelated condominium with a similar name.
Key Biscayne
Key Biscayne is an island village reached by the Rickenbacker Causeway from Brickell and Downtown Miami, about a 15 to 20 minute drive without traffic. Crandon Park, with its beach and tennis center, is at the island's north end, and Bill Baggs Cape Florida State Park is at the south end. The village center along Crandon Boulevard has the island's retail and services, and Grand Bay Drive runs along the beach side.
The island has beach, park and marina access, with Brickell across the causeway. The parcel is in flood zone AE; ask for the flood insurance cost and elevation certificates for any unit.
Architecture and unit composition
The tower is a mid-rise of 14 floors on a beachfront site. Residences are large, with high ceilings and wide terraces, and plans include private elevator foyers on some floors. Plans run to two- to four-bedroom units with three to five bathrooms. Floor plans and interior square footage vary by line. Ask what each unit has had renovated. Request the association's size schedule rather than published figures.
Building operations
The building is staffed with a doorman and concierge, valet parking and assigned garage parking. The grounds include a pool and spa, a fitness center, a clubhouse and media room, a bike room and direct beach access.
Ask for the current staffing levels, the operating budget and what monthly charges include, any shared-facility arrangement with neighboring Grand Bay Drive buildings, and whether a master association applies.
Request the financial statements and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $5.24 million. It is one sale, not a building price. A median assessed value across units of about $3.3 million is a tax figure, not a market price. Pricing varies by size, floor and condition.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Grand Bay Tower
Confirm the building. Grand Bay Residences next door is a different association. Check the address and the declaration name on any contract.
Verify interior square footage. Unit sizes span more than three times between the smallest and largest plans.
Price flood and wind. Get insurance quotes before the offer, not after.
What to know if you're selling at Grand Bay Tower
Price against your size band. Compare only to units of similar plan and finish.
Have the documents ready. Budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
