Why Grove Enclave matters
Grove Enclave is a gated community of 21 townhome-style residences in southwest Coconut Grove, built in 2006. Most are two-floor, three-bedroom plans of about 2,006 to 2,350 square feet, with a few larger homes with a two-car garage and a private terrace. That is house-scale space with a pool, clubhouse and gate shared across the community.
The ownership form is a condominium. Read the recorded Declaration of Condominium to see what the unit owns and what the association owns and insures.
Southwest Coconut Grove
Coconut Grove sits on Biscayne Bay, south of Brickell and Downtown. Its core is a village center along Main Highway, Grand Avenue and Commodore Plaza, with the Dinner Key marina and Peacock Park on the water and a heavy tree canopy through the residential blocks. Grove Enclave is inland and southwest of that center, in a residential area of single-family houses and small multifamily buildings, not on the bay.
Village dining, parks and marinas are a short drive away.
Architecture and unit composition
Residences are two-floor townhomes. The two main models are about 2,006 and 2,350 square feet with three bedrooms and two and a half baths; a few larger homes have up to five bedrooms and about 3,650 square feet. The smaller model has a terrace of about 472 square feet, the larger about 522. Construction is concrete block and slab with stucco and a terra cotta tile roof. Each residence has a private gated patio and covered balconies, and the streets and walks inside the gate are brick-paved.
Shared amenities are a pool and spa, a gazebo with gas grills, and a clubhouse. The community has 21 residences, so the amenities are shared among few households.
Building operations
Ask about staffing, the management arrangement and what the monthly assessment covers. Ask which of the roofs, exteriors, landscaping, paving and gate are association responsibilities.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, reserve funding and any pending assessment. Ask whether the community falls under Florida's milestone inspection and structural integrity reserve study rules. For a community of this size, ask specifically about roof, paving, gate and pool replacement schedules and how the association funds them.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, August 2025, closed at $1,400,000. It is one sale, not a building price. With two models and varying renovation, price by model and condition.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2006. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
