Why Helene Marie matters
Helene Marie is a 1947 residential complex a few blocks inland from Ocean Drive. At 16 residences it is small.
The building is postwar. South Beach's best-known architecture, the Art Deco hotels and apartment buildings, dates mostly from the 1930s, and 1947 falls at the end of that building cycle.
Get floor plans, size schedules and operating details from the association.
South Beach and the Flamingo area
Jefferson Avenue runs north-south through the residential blocks between Washington Avenue and the Collins Park area, west of Ocean Drive. Helene Marie sits at the south end of that grid, near 10th and 11th Streets. Flamingo Park, the large municipal park with athletic fields and courts, is a short walk away. Lummus Park and the beach are east, and Lincoln Road is north.
Restaurants, the beach, the park and the 5th Street and Washington Avenue corridors are all close on foot, and the buildings themselves are low-scale and inland from Ocean Drive. Rental and short-term use rules in Miami Beach vary by zoning district and by the association's documents, so do not assume either.
Architecture and unit composition
The complex holds 16 residences in studio and one-bedroom plans, with some larger combined units. Ask for the floor plans and the association's size schedule before comparing the building to others on a per-square-foot basis.
Do not assume a parking space comes with a unit; ask what is deeded.
Building operations
The association handles laundry facilities. Ask what the association provides and what it costs to maintain.
Ask what monthly charges include, the reserve balance and any open assessments. This is a low-scale building: ask whether it falls under Florida's milestone inspection and structural integrity reserve study rules, and ask for the inspection report, the reserve study and any assessment history. Also ask about the electrical and plumbing condition and the roof.
Policy framework
Pet, rental, minimum-lease and resale rules are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, June 2024, at $925,000. It is one sale, not a building price, and in a 16-unit building with studios, one-bedrooms and combined units it says little about the others.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Helene Marie
Know which unit type you are buying. A studio, a one-bedroom and a combined unit are different products. Get the plan and the interior square footage from the association's schedule.
Review the documents. Ask for the inspection reports, reserve study, budget, balance sheet and any assessments in progress or planned.
Check the flood exposure. The parcel is in FEMA zone AE. Get the master insurance summary and quote your own coverage before you commit.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 2000. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
