Why Le Montcalm matters
Le Montcalm is a nine-story, 32-residence building on the Intracoastal side of Sunny Isles Beach, west of the Collins Avenue oceanfront towers. Plans run about 1,090 to 2,220 square feet, and the building has its own water access.
Water access, a dock and lift, and two- and three-bedroom plans in a small building are what it offers.
Sunny Isles Beach and North Bay Road
Sunny Isles Beach is a barrier-island city in northeast Miami-Dade, between Haulover Park to the south and Golden Beach to the north. Collins Avenue carries the oceanfront towers. West of it, North Bay Road and the streets near the Intracoastal Waterway are lower-density. Heritage Park, a city park, is at 19200 Collins Avenue. Haulover Park, with its marina and beach, is a short drive south, and the Aventura retail district is a short drive west across the Intracoastal.
The lot is in flood zone AE, so ask for the elevation certificate and the master insurance policy.
Architecture and unit composition
The building is nine floors, built in 1993. Residences run about 1,090 to 2,220 square feet in two- and three-bedroom plans.
Water access. The building has a boat dock and boat lift.
Building operations
Parking is assigned.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements. Ask also about the seawall, dock and lift, including inspection and repair history, and about any pending assessment.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales are the market. A sale in April 2026 closed at $505,000. It is one sale, not a building price. With plans spanning about 1,090 to 2,220 square feet, compare like plans.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Le Montcalm
Compare by plan and view. The range of sizes is wide, so a sale of a small unit says little about a large one.
Underwrite the marine structures. Ask for the seawall, dock and lift inspection records and the reserve funding behind them.
Check flood and insurance. Request the master policy and ask about the claims history.
What to know if you're selling at Le Montcalm
Lead with the specifics. Water access, plan size and parking are what separate this building from the oceanfront alternatives. Document them.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 1993. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
