Surfside and the Collins Avenue corridor
Surfside is a small oceanfront town between Miami Beach and Bal Harbour. Marbella sits at its northern edge, so Bal Harbour Shops, the open-air shopping center, is within walking distance. The beach is directly east of the building. Collins Avenue and Harding Avenue are the two spines of the town, and Surfside's own restaurants and shops are concentrated along Harding to the south.
Architecture and unit composition
Marbella is a 12-story concrete tower from the late 1980s, with balconies on the oceanfront side.
Unit mix. Two- and three-bedroom residences make up most of the building. Two-bedroom units run from about 1,280 to 1,590 square feet for the common plans, and one-bedroom units of about 960 square feet also exist. Interior finishes and renovation status vary by unit.
Amenity levels. The pool and spa, fitness room, library and social room are the core. A clubhouse, bike room and barbecue area are also on site.
Building operations
The building runs a doorman and concierge desk, 24-hour security and valet, with assigned parking.
Ask for the current budget and recent financial statements, reserve funding, the inspection schedule and results in writing, any resulting repair scope, and whether any special assessments are pending or planned.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 1989. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
