Why Mediterranean Village Two matters
It is the larger of the two Mediterranean Village condominiums. Most other buildings on Williams Island are towers.
Aventura and Williams Island
Williams Island is a gated island of roughly 80 acres, bordered by water left by former limestone quarry pits. The island's property owners association runs the common facilities.
The island's club includes a spa of about 27,000 square feet, a tennis center, a marina and a fitness center. Ask whether Mediterranean Village owners pay club dues or are members by right. Aventura Mall is a short drive, and the island is car-dependent.
Architecture and unit composition
Mediterranean Village is a low-rise cluster of five-story buildings, built 1988 to 1989. Two is the later of the two, by a year.
Unit mix. Residences run from about 1,640 to 4,300 square feet across the village. Confirm washer-dryers, walk-in closets and central air by unit.
Parking. Covered and assigned parking, with garage and valet described.
Building operations
The building has an elevator and a doorman. Ask about the split between building and island association charges and any shared-cost arrangement with Mediterranean Village One.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has five; ask for the inspection report, the reserve study and any assessment history. Also ask for the milestone inspection date, reserve funding, the current budget and financials, and any special assessments passed or pending.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, May 2025, at $1,200,000. It is one sale, not a building price. Compare like units.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Mediterranean Village Two
Check which condominium. One and Two share a name and a road. They are separate condominiums with separate budgets and records. Check the unit's building before reviewing documents.
Ask for the full monthly picture. The association charge, any island association charges and any club dues should be itemized in writing.
Read the reserve documents first. Ask for the inspection report and reserve study first.
What to know if you're selling at Mediterranean Village Two
Price against like units. Use recent closings of similar size and condition in Two and One.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence, and lenders will ask for them.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 1988. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
