Why North Sunrise matters
North Sunrise was built in 1967. Twenty-one residences share five floors. It is not a tower and has no staffed lobby or resort amenity package.
Key Biscayne
Key Biscayne is an island village connected to the mainland by the Rickenbacker Causeway, about a 15 to 20 minute drive from Brickell without traffic. Crandon Boulevard is the single main road. Two parks bracket the island: Crandon Park and its beach to the north, and Bill Baggs Cape Florida State Park with the Cape Florida lighthouse to the south. The Village Green, the community center and the village's shops and restaurants sit in the middle, and daily errands can be done on foot or by bike.
The island has a village center, public beaches at both ends, marina and tennis facilities, and a short commute to Brickell. Access runs over the Rickenbacker Causeway; drive the route at rush hour before committing.
Architecture and unit composition
The building is five stories with 21 residences. Get the floor plan and the association's size schedule for the specific unit.
Ask about window and impact-glass status, electrical and plumbing risers, and flood exposure. The site is in FEMA zone AE, so ask about the flood insurance requirement and the ground-floor elevation relative to base flood.
Building operations
The building's amenity is a community pool. Ask about on-site staff and parking arrangements.
For any purchase, ask for the operating budget, the reserve study and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, January 2026, at $445,000. It is one sale, not a building price. Price per square foot varies with size, floor, condition and whether the unit has been renovated, so compare against units of the same plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 1973. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Recording lags closing, so the newest sales can take several weeks to appear.
