Why Galen Breakers matters
Galen Breakers is a 1969 condominium on Ocean Drive, on the Atlantic side of Key Biscayne. It has 64 residences in a nine-story building, and nearly all of them are the same two-bedroom, two-bath layout of about 1,325 square feet.
With one dominant plan, same-line comparison is direct; floor, exposure and renovation level separate sales.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Key Biscayne and Ocean Drive
Key Biscayne is an island village south of Virginia Key, reached by the Rickenbacker Causeway and then Crandon Boulevard, the island's single main road. It is a residential island with its own village government, with a beach along the Atlantic side, Crandon Park to the north and Bill Baggs Cape Florida State Park, with its lighthouse, at the southern tip.
Ocean Drive runs along the Atlantic side. Galen Breakers sits on it, with beach rights among its amenities. Pool, garden and bay views appear by stack.
The beach, parks, the Village Green and the commercial center along Crandon Boulevard are nearby. Brickell and Downtown are across the causeway.
Architecture and unit composition
The building is nine stories with eight stacks, A through H, on floors 2 through 9. That arithmetic gives 64 residences. Residences are two-bedroom, two-bath, about 1,325 square feet, with some larger plans.
Grounds include a pool, a clubhouse with a community kitchen, a fitness center, a hobby room, a picnic and barbecue area and trails. Interior condition varies by owner.
Building operations
Request the current budget and a statement of what dues cover, including grounds, structure, roof, insurance, water and sewer, trash, pest control and reserves.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. This building has nine. Ask for reserve balances and any assessment already levied or planned for concrete restoration, roof, windows or elevators. Flood zone AE means flood insurance and windstorm coverage should be priced before an offer.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, February 2026, at $775,000. It is one sale, not a building price. Pricing moves with floor, view and renovation, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 1972. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
