Why Ocean Park, 301 Ocean Drive matters
Ocean Park is a 1967 six-story building of 41 homes at the south end of Ocean Drive, in the part of South Beach called South of Fifth. Its address puts it in the 300 block of Ocean Drive, a short walk from Lummus Park and the beach.
South of Fifth
South of Fifth is the southern tip of Miami Beach, below Fifth Street. It is residential, with a lower density of commercial activity than the Ocean Drive hotel blocks to the north. Government Cut and the cruise ship channel mark its southern end, and South Pointe Park sits at the tip, with its pier and promenade. The neighborhood has a mix of 1960s and 1970s mid-rises, a few boutique buildings and a number of large oceanfront towers.
The beach is a few minutes on foot. Lincoln Road is a longer walk or a short ride north. The Ocean Drive strip outside the front door is a high-traffic commercial street with hotels and restaurants; visit on a weekend evening.
Architecture and unit composition
The building is six stories with an elevator. One-bedroom, one-bath residences of about 640 square feet appear in the building. Ask for the association's schedule of units and shares for other plans.
Parking is available. Ask whether spaces are assigned or deeded, and how many there are per unit. The building has no gym, marina or beach-access amenity.
Building operations
Ask about staffing, management and front-desk hours.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for any repair scope, the funding plan and any assessments levied or planned. The building is in flood zone AE, and insurance cost should be quoted before an offer.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Read the rules and amendments.
Sales context
Compare by plan, floor and condition.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 1975. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
